Should I wait to buy a Home in Boise? That is a question that I have been asked often lately. In 2005 I was warning buyer clients about no down payment and come on 1% mortgages. Some of those clients discounted my advice and went ahead and did it buying at nearly the top of the real estate market, leveraging to the hilt. Stating in 2007 I started doing short sales and am continuing to do short sales, unfortunately with some people who we warned about getting in too deep then. I just had a new Boise short sale listing pop up and the commission offered to the seller agent was 2% There was also a document attached to the listing entitled "Why only a 2% commission?" The agent went on to explain how he respects real estate professionals but becasue it is so hard to get listings and because of increased cost and legal liabilities he deserves 4% and buyer agents should get the extra 1% by charging their buyer clients. I popped up this agent's listings, active, sold and canceled. He has 14 listed active, some contingent short sales meaning (4 comments)

boise: Where are all of the Boise Foreclosures?

Where are all the Boise foreclosures? I just looked in the MLS and there are only 41 Ada County bank owned homes listed. Ada County is the county Boise is in and the largest population in Idaho. I checked two of the busiest foreclosure agents in town and one has only 4 Boise Forclosure listings and the other only 2! Click here to see all of the Ada County Bank owned homes. Where are they all? What about all the "shadow inventory." I wonder if we are going to see a bunch more after the first of the year. I would (4 comments)

I usually write to attract potential clients to my websites. But this time I am giving my humble opinion to you my colleges. As I was listening to CNBC in the background today as I was working on my computer I heard the lead in “Why Realtors should be Scared!”. So I tuned in. Today, 10-24-2012 Reuters reported that New single family home sales "surged" to their highest level in nearly 2 1/2 years. They said that this is further evidence that the housing market is recovering and is gaining steam. There conclusion is that the housing market is on the mend. Still, here in Boise Realtors are having a difficult time. We are dealing with people who still think this is a buyer's market. People are asking me if the Boise real estate buyers market is over. The answer is yes and no. It is true that there are less homes on the market. Boise builders are building again and most homes being built are sold before they start. There are multiple offers early on on bank owned homes, short sales and well priced homes. My agents are writing more offers that are not accepted and are often in multiple offer situations. So it is harder. Buyers can't bully sellers in Boise anymore. Recently Core Logic reported that the Treasure Valley, that is the Boise, Meridian, Nampa, Idaho area is the fastest real estate comeback area in the country. So is this the time to buy a home in Boise? Well I think that still depends on what and why you are buying. Rents are going up, interest rates are the lowest ever, etc, etc. But there may still be reasons to rent. We don't know the future. Why do Boise short sales take so long? Well they don't always. We have closed some in less than a month. But that IS rare. Recently new HUD regulations have shortened the time for a short sale lender to respond. But that has not really made a huge impact. This short sale process has changed quite a lot since we began doing them in mass four years ago. Then most banks either accepted or rejected an offer. They took 3 months average for an answer. Some took 6 months or more. The process has been streamlined and often it is done (4 comments)

I just watched a youtube video that I found on Google using Boise short sale specialists as my word search. The video flat lies. First it doesn't identify what brokerage it is which is is a violation of Real Estate Law in Idaho. All advertising must identify the brokerage. Second the video says that their group has helped successfully negotiated HUNDREDS of short sales for Boise area home owners. So I identified the company and looked on the intermountain MLS. This company has listed a total of 50 potential short sales. Hardly hundreds! Of those 19 were canceled and 10 (0 comments)

Boise Realtors Short Sale training, like any Realtors anywhere should be questioned by both buyers and sellers but especially sellers. Failing to close an attempted short sale can have devastating effects, ending in foreclosure. Short sales can be difficult. Experience is very important. We started doing short sales a few years ago before the Boise Short Sale Boom. At that time few Realtors even attempted them. There was almost no training available. We learned the hard way. Every week I read of new real estate scams. We have our share of Boise Real Estate scams. Short sale scams, refinance scams, foreclosure scams, false advertising, puffing credentials, etc. But I just read one on ActiveRain that takes the cake. It is on a members only blog and is not re-bloggable. But I have to tell you about it at least. A real estate agent in another state, listed a property and shortly after started getting calls about it being for rent. It was NOT for rent. But apparently some third party scammer found the listing and was advertising it (6 comments)

How to buy Boise Bank owned home: It has been increasingly frustrating for buyers and buyers agents to buy a bank owned home in Boise. Especially in the $100,000 range. Yesterday I received an acceptance by a bank for one of my buyers. The home was in west Boise. It was listed for $82,650. We looked at it the forth day on the market. We waited to get in because others were looking. When we left there were others going in. I didn't think this was that great of a home for a home owner. It was about 1,000 sq. ft. (2 comments)

The last week of January 2012 national news reported that home sales have hit a all time low! So are Boise home sales down again too? 2011 was supposedly the worst home sales in 60 years and Boise home sales down as much or more than the rest of the country. Boise Real Estate websites: Back in 1998 when I started my career as a Realtor/Broker there were no real estate websites in Boise that had multiple listings. Real Estate websites then were little more than an advertisement with a Realtors picture, a blurb about why you should call them, there phone number and maybe a couple listings of there own. Boy have we come a long way. www.BoiseRealtyStore.com was the first website in Boise with a link to the MLS. It was crude, but pretty good. For 20 years before that I had been a real estate investor. Since I started blogging and reading ActiveRain blogs and other short sale information I am seeing two things. First a lot of advertising for short sales. And more surprisingly, a lot of very negative stuff, especially by bloggers on what a hassle the are. They are not all a hassle. In fact they have gotten easier and easier to get closed. I would really like to have some comments on other agents short sale experiences and I would like potential home buyers and sellers come here and comment on their experiences too. (2 comments)

Ok I have been an activerain nonpaying member for quite a while. Now I am on the public view for ActiveRain. I plan on spending more time here both interacting by reading and commenting on other activerain blogs. One of the topics that I am going to look for is short sale blogs to read about other Realtors experience and inexperience, good experiences and bad. There is a lot of bad information all over the Internet about short sales. My partner in short sales and I have closed more than 100 on the seller side. One of my best agents and I John Boles have closed over 100 short sales that we have listing in the Boise area. We have also co-listed property in the McCall/Donnely area and closed several for Realtors clients that just do not have the time, or patience for short sales. We have worked with virtually all the banks in the area and have closed over 90% of the short sales we have started. We are looking for other agents both in the Treasure Valley, Sun Valley, and other Idaho communities for Realtors that we can network with and either receive referrals (1 comments)

As I read through these activerain blogs I see a lot of adds for home but very few comments. One of the reasons that I joined this group was that I was told it was a good way to create a Realtor network. It also is a potentially good venue for sharing with peers about current real estate problems and solutions like short sales. I attract a lot of short sale inquiries by having www.BoiseHomesandLandforSale.com and www.BoiseMeridianRealEstate.com loaded with short sale information.
