The San Joaquin River Club is located on the eastern edge of Tracy, CA
This is a small community of homes that was built on the river.  The uniqueness of this community is that the land is leased, and that owners of homes in this area do not own the land.
Owning a home in the San Joaquin River Club is very affordable, although getting a traditional loan may be difficult.
Right now, with the California drought ending, flooding is a threat in this area.  The leavies that make this area special appear to be weakening.
