There is no doubt that pictures sell your listing. Many use professional photography to better showcase the homes of our sellers. In a resort area like ours, it is equally important to sell our area. In our last weekly meeting at Tomlinson Sandpoint Sotheby's International Realty, we discussed this issue. Posed was what percentage of our buyers were local? While factual numbers are not given here, it can be said that most who buy in Sandpoint, Schweitzer Mountain Ski Resort, and along Lake Pend Oreille, the vast majority of buyers are coming from out of the area. So, in the last month I have sold a home originally listed at $1,200,000 for under $750,000 and another listed originally for $799,000 for under $250,000. There are certainly some bargains out there.

In years past the range down from Albeni Dam was only a foot or so, not enough to cause any damage to your dock along the Pend Oreille River, and to a lesser degree, in Lake Pend Oreille. Those with docks on the Priest River are all to familiar with ice flows that, with higher water flow, rise up and literally take docks downstream with them.
This could be one of the outcomes of the new operating range of the Albeni Dam.

There are at least three ways to see the City and Lake Coeur d'Alene: one by helicopter and two by plane. I have been told these are smaller planes, but the tours are great; can't say about the chopper. The choices aren't limited to Lake Coeur d'Alene; Hayden Lake and several smaller bodies of water are minutes away.

...and the heavens opened up before us, parting the clouds, for the angels sang on high...
...or at least that's how it felt. For a freakish two weeks we had incredibly unusual cool weather. Gone were the "I could have fried an egg on the sidewalk days" to "Dear Lord, can anybody spare a parka!" Not kidding. The norm of mid-90s to low 100 degree temperatures gave way to nightly lows in the 40s. Plus, given the atmospheric conversion, or is it inversion, daily downpours gave rise to the parting of the Red Sea/Lake Pend Oreille. Okay, enough with the Biblical … (1 comments)

SANDPOINT LONG BRIDGE SWIM - 2009
Today was the perfect day for a swim. The proverbial news on the airwaves called for temperatures to be the highest of the year so far. Not a cloud in the sky. The 1.76-mile swim was most likely in 65-70 degree water (usually the temperature is between 68-70 degrees) from the south end of the Long Bridge to the north. Two and a half hours was the allotted time limit for swimming the distance.
