This ‘K Vintners’ Syrah scored 99 points in the Wine Advocate and the ’06 scored the unheard of, never awarded and coveted 100 points in the Spectator. It is a rare wine, and last year we were allocated just two bottles. Our rep must be growing, because this year we were allotted two cases. We are down to just four bottles left.

In the $500,000 to $1,000,000 range of homes on Lake Pend Oreille in Sandpoint, Idaho, I'm not doin' too bad. In October I closed a home on Sunnyside for a very nice couple from Virginia. The home was originally listed for $1,200,000. Through negotiations, we saved that couple almost a half million.
Then, just yesterday, I closed a transaction for a home in Ponder Point on the lake for another couple from Virginia. Nope, they don't know each other, but soon will. I'll be introducing them to one and other in just a couple of weeks.

I was at a closing for a waterfront home today I was attending for my client. While I am very happy to be one of the few selling waterfront homes, I couldn't help but note how lovely the old building was. I listed a new waterfront home Thursday for $779,000 on Bryce, soon to be on the MLS. Anyway, the building houses First American Title Co. in Sandpoint and used to be our Public Library.

The EPA and other governmental agencies that deal with arbitrary, subjective decisions can be incredibly capricious and, at times unreasonable. In the case up at Priest Lake, because the area is surrounded by federal lands, this can be especially true. So, with a 148 square mile lake, even during wintertime we normally see significant sales. For the winter of 2010-2011 to date we have had just five sales of residential real estate on Lake Pend Oreille. Three were condos, one of those was a bank repo, and all were under $500,000 with one exception. In fact, we haven't seen prices like this in years.
Does this mean that we are now an area that people will find affordable in terms of waterfront? Probably not as much as you would think. Waterfront is still a finite commodity in virtually all waterfront communities, … (1 comments)

There have been 51 closed sales for waterfront in our North Idaho MLS region for the time period stated in the last year. While some are indeed secondary waterfront with no views of the river or lake, at least three that have fit this MLS search are on creeks.
Still, that leaves 42 closed sales with direct, boatable access and clear views of the water.

So, in the last month I have sold a home originally listed at $1,200,000 for under $750,000 and another listed originally for $799,000 for under $250,000. There are certainly some bargains out there.

My name is Gary Lirette and I specialize in waterfront in and around Sandpoint, Idaho. This includes Lake Pend Oreille and the Pend Oreille River primarily, and Lake Cocolalla. To a lesser degree, we also have extensive knowledge of the Priest River, the Moyie and Kootenai Rivers, Pack River, Rapid Lightning Creek, the Clark Fork River, and the lesser lakes around Lake Pend Oreille.
Last one is on the Sunnyside Peninsula. Best location in town in the opinion of many. Almost .7 acres with 100' of frontage. Probably overpriced, but there simply isn't that much competition for lots like this.
