The Bay Area leads the state’s housing market recovery, but times are still tough, according to Leslie Appleton-Young, California Association of Realtors vice president and chief economist, who spoke at a Silicon Valley Association of Realtors meeting last month. Appleton-Young said the market these days continues to be driven by fear, but she believes the worst is over. “California was on sale” a little more than a year ago, she said. “Right now, the Bay Area is leading California’s recovery because this area has fewer subprime loans and this area is truly unique, with unique properties,” Appleton-Young said. Lawrence Yun, the National Association of Realtors chief economist and senior vice president of research addressed a speach at last week's annual membership meeting of the Silicon Valley Association of Realtors, he believes "the worst in [home] sales is clearly over."
He said the "Californis'a real estate market recovered even before the home buyers tax credit." and he added that "The tax credits boosted sales even more. It will take time, but the market is slowly recovering. Prices are back in line with historical norms, and the only things holding back a full recovery are the job situation and psychological outlook."

I follow the Santa Clara County ( Silicon Valley) Single Family Real Estate market of April 2008 compared to April 2009 shows some interesting economic changes:1.) The homes inventory goes down from last year 6043 to this year 4919. The sold homes increased from 653 last April to 914. The average price dropped from last year  $986,374  to $597,877 this year. The median price of Santa Clara county homes has dropped from $768,000to $470,500.3.) This morning I received a call out of blue.."Is this Grace? I want to know t the status of your listing so and so? I said:" It is fine!" I asked :" Are you an agent or a buyer?" He said "Buyer." He continued on:" Instead of wasting your time, Can I ask you to write an offer for $1.2 Million?" I was shocked! " You want discount $268,000. No way! It is below the comps." silicon valley housing market: Silicon Valley Single Family sold comparision Sept 2007 & 2008 - 10/13/08 04:06 PM
One of my customers asked me about what is the current housing market now? so I did a comparison of the silicon valley (Santa Clara County) real estate market comparison for September 2007 and last year September 2008. I use the Median sold price for Santa Clara County. The Monte Sereno has the most gain 33%  and followed by the Los Altos for 3%. The Los Alto Hills declined -40% and followed by San Jose declined 33%. The county wise lose 11%.
