      <title>Why I Ask You for a Pre-Approval Letter</title>
      <description>&lt;img style="margin:2px;" src="https://activerain.com/image_store/uploads/agents/graftonwisconsinrealestate/files/preapproval.jpg"&gt;With the spring market upon us, buyers are calling and emailing that they are interested in seeing "this house I found on the internet."After determining that they are not already working with another agent, I ask if they've talked with a lender about getting a pre-approval letter. Too often, that question is answered with, "No, but we just want to see this house."Here's why getting that pre-approval letter needs to be done before looking at any house:1. It will tell you how much house you can comfortably afford. One of the worst things that can happen during your home search is to find out you don't qualify financially for the house you just saw and fell in love with.2. It will tell you which loan program is the best fit for you and your current circumstances. How much do you have available for a down payment? How much will closing costs be? Which loan option offers the best percentage rate for you? Meet with a trusted lender who can help you navigate through all the financial questions.  3. It will put you in a much stronger position when it comes time to write an offer. Sellers want to know that any offer they receive is being submitted by a serious buyer -- someone who is ready, willing and able to buy their home. Including a pre-approval letter with the offer is one of the best ways to prove that.4. It allows you and me to use our time most efficiently. Your time is precious, and so is mine. Let's use it the best way possible by focusing on those homes that meet what you are looking for as far as location, number of bedrooms and baths, and most importantly price.Help put yourself in the best  position possible both with your real estate agent and the seller. Meet with your lender and get that preapproval letter before beginning that home search.

      <title>Real Estate Market - Ozaukee and Washington County - March 2015</title>
      <description>The spring housing market is upon us. Interest rates are low and so is inventory in most areas. Here's a snapshot of single-family sales in Ozaukee and Washington counties and how they compare to the last three years. OZAUKEE COUNTYThe number of single-family homes that sold in March this year (80) nearly doubled over January and February, and is also up 75% over the same time last year.&lt;img src="http://activerain.com/image_store/uploads/agents/graftonwisconsinrealestate/files/Units%20Sold%20Ozaukee_March%202015.jpg"&gt; Prices are holding pretty steady January through March, and are just below where they were one year ago.&lt;img src="https://activerain.com/image_store/uploads/agents/graftonwisconsinrealestate/files/Average%20Sale%20Price%20Ozaukee_March%202015.jpg"&gt; While the average days on market are below what they were a year ago, they are up from January and February. &lt;img src="https://activerain.com/image_store/uploads/agents/graftonwisconsinrealestate/files/Average%20DOM%20Ozaukee_March%202015.jpg"&gt; WASHINGTON COUNTY  The number of single-family homes that sold last month is up considerably over January and February(nearly 100%).&lt;img src="https://activerain.com/image_store/uploads/agents/graftonwisconsinrealestate/files/Units%20Sold%20Washington_March%202015.jpg"&gt; The average sale price is also greater than the past couple of months, as well as this same time last year.&lt;img src="https://activerain.com/image_store/uploads/agents/graftonwisconsinrealestate/files/Average%20Sale%20Price%20Washington_Marchh%202015.jpg"&gt; We like to see the average days on market decrease, and that's exactly what happened in March.  &lt;img src="https://activerain.com/image_store/uploads/agents/graftonwisconsinrealestate/files/Average%20DOM%20Washington_March%202015.jpg"&gt; So what does this mean for you if you are thinking about buying or selling?For sellers, prices are starting to increase, and with low inventory in several areas, that is likely to continue. However, interest rates are expected to creep up by the end of the year, giving buyers less purchasing power. So you have to consider if waiting to see how much prices increase is worth the risk of possibly losing out on a bigger pool of buyers.For buyers, interest rates are still below 4%, giving you more buying power. However, because of the lower inventory we are seeing, be prepared to write a strong offer right out of the gate, and be sure you have a preapproval letter that your Realtor® can submit with your offer. And keep in mind, too, the effect predicted higher interest rates would have on your monthly payment.You can see with the lower days on market that houses are moving at a faster pace than we've been seeing. The Belgium Area Chamber of Commerce, Luxembourg American Cultural Society and the Village of Belgium are excited to present the first ever European Christmas Celebration on Saturday, December 6, 2014.
Beginning with a parade at 4:00 pm that will make its way through the village and conclude at the brand new Village Square, 104 Peter Thein Avenue, the evening's events will include activities for all ages -- children’s crafts, pictures with St. Nick, Christmas caroling, a bon fire, and the lighting of the Village Christmas Tree. Unique handmade creations by local merchandise vendors will be available for purchase, as will some great food and beverages, including Gromperekichelcher (Luxembourg fried potatoes), chili, Belgium waffles, and hot chocolate.
Several other community organizations including the Belgium Fire Department, Belgium Community Club, American Legion Post 412, Belgium Lions, and Jay Road 4-H Club will also be assisting with this event.
So pack up your kids and join us for an evening of fun, food, and festivities. Admission is free.

      <title>1st Quarter 2014 Single Family Home Sales Ozaukee County</title>
      <description>We're already into the 2nd quarter of 2014! Let's see how single-family home sales in Ozaukee County did the first part of the year.
There was a huge spike in the number of homes sold in March (60) over February (32) -- an 88% increase!

The average sale price also did well. In February it was $259,593, and in March climbed to $295,289.

The only area we didn't see an improvement is in the length of time on market. In February the average days on market for sold single-family homes was 143; that crept up just a bit in March to 160.

This is the time of year when we historically start to see more homes coming on the market and more buyers getting out to start looking at those homes. Check back next month to see how the beginning of the second quarter does!

      <title>1st Quarter 2014 Single Family Home Sales Washington County</title>
      <description>It's hard to believe that we've already passed the first quarter of 2014. We say it every year, but where does that time go?
Overall, the Washington county single-family home sales fared well in March.
There was a 41% increase in the number of homes sold in March over February (82 vs. 58).

The average sale price in March, on the other hand, saw about a 15% decrease over February, going from $229,474 to $194,944.

And finally, the average days on market...we saw a nice decrease there going from 158 in February to 135 last month. Looks like homes are starting to move a little faster again.

We're just beginning the spring housing season -- that time of year when more houses come on the market and more buyers get out looking. Here's hoping the 2nd quarter of 2014 shows continued and consistent improvement.

      <title>Ridiculous &amp; Absurd Ideas In A Sellers Market...</title>
      <description>This post from Greg Nino offers some simple yet great tips and reminders for sellers in today's "seller's market." Yes, inventory is low in most areas, but it's important to be reasonable in your expectations of those buyers considering your house.
We're in the middle of a Sellers Market. There's no doubt about it. Homes are selling for full-price, many for more than asking price. Seller confidence is swelling and buyers are being forced to pay more for a home today than they did this same time last year.
Today a potential home seller told me over the  phone that she was "fully aware" that it was a sellers market and that she wasn't about to replace her 30 year old roof on her 100k house. She said "The buyers can fight over my house and bump up the price... I know my rights!"
Okay, so let's make this simple...
A new roof on this 100k house is going to cost about $8,000.00. The cost of roof's have gone through he roof. No buyer with a VA or FHA loan (typical loan in this price range) is going to pay full price and then get loan approval on a roof that's falling off the roof when a gust of wind blows through. The seller needs to replace their OWN roof with THEIR OWN money. Her assertion that a buyer will pay for it by some how financing it is next to impossible.
Here are some other items you should consider crossing off your expectation list if you're a seller in a seller's market:
1. A seller shouldn't expect the same results as their friend who lives in another neighborhood. All neighborhoods are different. Some are VERY different. Each community is unique with its own builders, location &amp;amp; appeal. Certain price ranges move faster than others. Proximity to major freeways, area attractions and specific school districts can all lower or raise the over all value of a neighborhood.
2. Sellers shouldn't expect buyers to "be able" to roll in major repairs in their loan. FHA, VA and USDA home loans have minimum criteria that a home must meet in order for the loan to be fully approved. Missing stoves, broken windows and obvious wood rot could all halt the loan process for a buyer if the appraiser sees these items during their appraisal valuation. And odds are, he will!
3. Don't get offer proud! Yes it's a sellers market. Inventory is at an all-time low in certain markets, but it doesn't mean you're going to break an all-time sold record for your neighborhood. Don't be greedy or you could be left empty handed when you really were hoping to sell.

      <title>Washington County Single-Family Home Sales -- February 2014</title>
      <description>I have to admit that this isn't the most exciting market report I've been able to share. Washington County home sales in February held pretty steady compared to January overall.
The number of single-family homes sold in Washington County was pretty much the same.

Similarly, there wasn't much change in the average sale price ($229,474) compared to January ($222,424). It was, however, up over the same time last year.

The average days on market (number of days from when the house is listed until all contingencies are removed) was up over January 2014 and February 2013.

It'll be interesting to see how things turn out at the end of this month. Inventory has been low, not leaving many choices for buyers. If you've been on the fence wondering if you should list your house, remember the law of supply and demand. Waiting until spring  when everyone else lists their home may not be the best decision.

The number of homes that sold (32) is down from last month (43) and February of last year. We've been hearing quite a bit lately that inventory is low, so this may be a reflection of that. The harsh winter probably hasn't helped much, either.

Some other less-than-stellar news is the average sale price in February ($259,593) was down from January ($288,906) and again February of last year.

We're still in the tight grip of Winter, hoping spring temperatures will find their way to Wisconsin soon. Inventory levels are low so for anyone thinking about selling, this is a great time to get your house on the market. Less competition means more buyers looking at your well-priced house.

      <title>Nice Improvements in Single Family Homes Sales -- Washington County</title>
      <description>Here we are nearly a full month into 2014, and what a year it was for single family home sales in Washington county in 2013.
While we saw some fluctuations month-to-month in single family sales for Washington county throughout 2013, overall there was some nice improvement.
The number of single family homes that sold in 2013 was up 22% over 2012.

The average sale price also saw a nice increase over the previous year -- 4%.

      <description>Washington County saw some interesting activity in single-family home sales in November.
The number of units sold (70) is down from 103 in October and 88 in November last year.

The average sale price of single-family homes sold in Washington County in November ($221,318) was also down from October ($226,877) but up a bit over November 2012 ($204,954).

Some better news are the days on market. Homes seem to be moving faster in November (98 days) than they did last month (13 days) and last year this time (120).

      <title>Ozaukee County Single-Family Home Sales -- November 2013</title>
      <description>We saw some interesting changes in single-family home sales in November. Not only did the number of units sold (54) decrease over October (73), but they also decreased over November of last year (73). Talking to other agents in the area, it seems like many of us have been keeping pretty busy, so it'll be interesting to see what December brings.

A more positive stat is the average sale price of single-family homes in Ozaukee County. This increased in November ($361,768) and is up over last month ($278,975) and November of 2012 ($282,774).

The average days on market (131) for single-family homes in Ozaukee county was up a bit over October (111). However, they're down a bit from the same time last year (162).

      <title>What criteria do consumers use to choose real estate agents?</title>
      <description>Bryan  Robertson does an excellent job outlining for consumers what they should really look for when choosing a real estate agent. It is about so much more than the numbers.
&lt;img src="https://activerain.com/image_store/uploads/agents/bryanrobertsonhomes/files/Question.jpg" style="margin:5px;float: right;"&gt;Hiring a real estate agent is, for many consumers, a major project that involves more than just picking the first person they meet at an open house.  The decision to hire an agent is rarely taken lightly.  Consumers take a variety of paths to choosing an agent from interviews to referrals.  I'm writing this to the consumers who may be considering who they hire.  There's more to consider than just the obvious classic criteria and I'll tell you why.
Classic Criteria
The traditional criteria used to evaluate agent worthiness are a mix of easily quantifiable data points derived from years of work and sales.  The common criteria are:Years in the industry
Overall and recent unit sales
Overall and recent dollar sales
A Different Look At Years In The Industry
As a consumer, the first classic criteria - years in the business - seems like a good one because you think hiring a new agent would be a mistake. Perhaps, but consider that a new agent with an MBA probably knows more about business, finance, and negotiation than an agent with 20 years experience who handles no details in their transactions.  The point is that your choice of agent, when considering experience, is better to focus on the necessary skills for the job.
The necessary skills are many but the biggest ones are data analysis (understanding the sales data), contract law (knowing and interpreting contract terms), negotiation tactics, marketing (in general), and customer service.  When you interview an agent, ask them questions that give insight into each of these areas.  You'll find that when they can provide specific details showcasing their expertise in these areas, the years in the industry won't matter.
The Overall Unit And Dollar Sales Gimmick
Regardless of the market you're in, there is probably at least one agent who claims to be "#1" because of how many homes they've sold or the total dollars sold over their careers.  It's a gimmick for the most part.  As a consumer, you've been led to believe that an agent that sells 200 homes a year must be good by default.  How else would so many people list their properties with them?  Well, there's more to it than that.
It is entirely possible that an agent (more likely a team) selling hundreds of homes not only sells them all but does so with excellent customer satisfaction.  Unfortunately, there are also many agents with large scale sales numbers who did so through sales of government or bank owned properties.  Other means of inflating sales figures include:Heavily discounting commissions (buying listings)
Reduced services
Naturally high-volume markets
Dominant advertisingWhile these may all be perfectly legitimate means of obtaining business, they belie the one criteria you care about - quality.  Take a close look at the sales price to list price ratio and the overall days on market.  Even those have the potential for manipulation but they could indicate how well a buyer's agent gets a discount or a listing agent gets top dollar.  Beyond either of those numbers, you'll want a more objective measure of quality: references.
Most agents will have some number of references and don't bother with the ratings you see on various websites.  Get something that was written by the consumer themselves such as a copy of the letter or email they sent the agent.  A good reference combined with quality metrics should give you insight into how well the agent performs.
Criteria Beyond Statistics
No matter what the numbers, references, recommendations or other data points tell you the agent you choose has to be someone you like.  Get to know them a bit and make sure they're someone you can work with.  While this is a business decision and a business transaction, having a good working relationship will be important.  Keep that in mind as you make your choice.

      <description>We're already in the third week of November and I'm just getting out the October stats for the  Washington County real estate market, but here they are!
The number of single-family homes that sold in October is up about 7% over September, but down about 10% from October of last year.

The average sale price in October ($226,877) is up from September ($212,103) about 7% but down just a bit--3%--from October 2012 ($234,998).

Finally, the days on market (number so days from when the house was listed until it is put into  a "pending" status, meaning all contingencies have been removed) is up about 27% over September, but down 13% from October 2012.

So what does all of this mean? It certainly seems that although houses didn't move as quickly, they are still moving, and the prices are showing a nice, steady increase.

The number of single-family homes that sold in August dipped over July, but is up quite a bit over this time last year. The decrease from July could be due to families focusing more on getting ready for school or getting in that last-minute vacation. Hopefully things will turn around this in September.

      <title>GETTING UP-TO-DATE ON OZAUKEE COUNTY REAL ESTATE MARKET</title>
      <description>Business has been booming, as they say -- so much so that I haven't done a very good job of keeping on top of the real estate market stats for Ozaukee County. So here is a summary of where we are with single-family homes.
The number of single-family homes sold continues to gradually climb and is up considerably over the same time last year. Some promising news.

      <description>Up, Up, Up! That's how things are looking in the Washington County real estate market.
The number of single-family homes sold continues to increase. A nice improvement in May (140) over April of this year (124) and May of 2012 (98).

The average sales price of single-family homes is also seeing an improvement. In May, it was $232,002, which is up from April of this year ($219,680) and May of 2012 ($208,763).
