The spring housing market is upon us. Interest rates are low and so is inventory in most areas. Here's a snapshot of single-family sales in Ozaukee and Washington counties and how they compare to the last three years.
 
OZAUKEE COUNTY
The number of single-family homes that sold in March this year (80) nearly doubled over January and February, and is also up 75% over the same time last year.
 
Prices are holding pretty steady January through March, and are just below where they were one year ago.

We're already into the 2nd quarter of 2014! Let's see how single-family home sales in Ozaukee County did the first part of the year.
There was a huge spike in the number of homes sold in March (60) over February (32) -- an 88% increase!

The average sale price also did well. In February it was $259,593, and in March climbed to $295,289.

 
The only area we didn't see an improvement is in the length of time on market. In February the average days on market for sold single-family homes was 143; that crept up just a bit in … (0 comments)

Let's see how single-family home sales fared in February.
The number of homes that sold (32) is down from last month (43) and February of last year. We've been hearing quite a bit lately that inventory is low, so this may be a reflection of that. The harsh winter probably hasn't helped much, either.

Some other less-than-stellar news is the average sale price in February ($259,593) was down from January ($288,906) and again February of last year.
 

And the average days on market stayed the same as January (43).

What a year we had in single-family home sales in Ozaukee county in 2013.
While we saw varying levels of performance month-to-month, overall there were some nice improvements in the number of units sold, the average sale price, and the days on market over 2012.
Overall, the total number of single family homes sold in Ozaukee county increased 9%.

The average sale price increased 11%.

The average days on market decreased 25%.

We're already almost a full month into the new year. Check back to see how things turn out for 2014!

Business has been booming, as they say -- so much so that I haven't done a very good job of keeping on top of the real estate market stats for Ozaukee County. So here is a summary of where we are with single-family homes.
The number of single-family homes sold continues to gradually climb and is up considerably over the same time last year. Some promising news.

Single-Family Sales Continue to Improve -- Washington & Ozaukee Counties

 
Ozaukee county single-family home sales increased about 20% over the same time last year, although prices have dipped about 6%. The days on market have also decreased, which tells us we're getting these home sold faster than we did at this time last year.
In Washington county, single-family home sales increased about 27%, while prices decreased just 2%. Like Ozaukee county, days on market also decreased about 6%.

ozaukee county home sales: Halfway into '12 --Things Look Good in Ozaukee & Washington Home Sales - 07/23/12 10:14 AM
With over half of 2012 behind us, we can look back on those six months with some relief and hope in relation to home sales in Ozaukee and Washington counties.
Unit sales of single-family homes continued to climb -- a sure sign that we are headed in the right direction.
While prices rose a bit in Washington county, they didn't fare as well in Ozaukee county with a decline of 9.5% over the same time last year. This would seem to indicate prices haven't quite bottomed out yet.

ozaukee county home sales: So How Are Real Estate Sales in Ozaukee and Washington Counties?? - 03/18/12 07:07 AM
Seems everywhere I go these days people are asking, "So how is the real estate business?" And it seems that many of my colleagues are getting the same question.
I happily am able to answer that with a heartfelt, "Great!" Yes, activity is certainly picking up out there. Open house traffic is increasing, even in those homes that hadn't had visitors for a while. Some homes are getting multiple offers, and the days on market don't seem to be hitting the three-digit numbers as often any more.
Are we out of the woods? Probably not. But what we've seen in Ozaukee … (4 comments)

ozaukee county home sales: Go Ozaukee and Washington County Home Sales!! - 07/02/09 12:54 PM
Every month I send out a newsletter to my current and past customers, and this year I decided to include some local home sales statistics in each issue. And each month I'd hold my breath as I generated the reports from my local Multiple Listing Service (MLS) program, hoping the numbers would show some positive activity.
