peggy wester: Are You Holding Yourself Accountable for the Situation You're In? - 10/29/10 03:57 AM

I know I'm stating the obvious when I say the real estate market is tough these days. It's tough for sellers trying to sell their homes, it's tough for buyers trying to get pre-approved for a mortgage, and it's tough for Realtors® trying to make a living.
But maybe it's time to start holding yourself at least somewhat accountable for the situation you're in.
For sellers, if your house is sitting on the market with few, if any, showings and no offers, talk to your Realtor® about your options. Make it "the" house buyers want to see. Maintain the inside and the … (6 comments)

peggy wester: We're Ready to List the House -- Now What Do We List It For? - 09/24/10 07:42 AM

One of the many things I try to plant in my sellers' minds is the fact that this real estate market we're in is ever-changing. Every day is a new adventure. Every day I learn something new.
And although this has been the reality for some time now, it still can be difficult to really wrap your head around the way things are. Prices are low and inventory is high. Foreclosures and short sales are out there -- even in "your neighborhood."
No one is immune from this. No one.
What does that mean  if you are ready to … (3 comments)

peggy wester: If We Don't Have the Same Goal, Should We Really Be Working Together? - 08/28/10 12:33 PM

One of the first questions I ask every seller is, "Why are you selling?"
We all know the reasons are many -- job change, downsizing, upsizing, divorce. And many times I've heard the seller slip in, "But I don't have to sell..."
My goal as the listing agent is to get the house sold in the shortest amount of time possible, getting the seller the greatest amount of money possible. So when I hear, "I don't have to sell" as any part of the response to the "why are you selling" question, I have to ask myself, "Does the seller really have … (3 comments)

peggy wester: Keep a Song and Dance in Your Heart - 06/21/10 01:48 PM

It's a crazy world we live in. Seems we easily get bogged down with or stressed out about the many things we see going on around us or even in our own lives. Life presents to us so much to worry about or be sad about.
Unemployment. Cancer. Foreclosure. Rising gas prices. Wars. Divorce. Flat tire. Oil spill. Computer crashes. Floods. Death. A house that won't sell. An unmotivated employee. "Going Out of Business" sign. Bills. Drug abuse. Teens struggling to "find themselves." Disappearing savings accounts. Lost pet.
It would be great, wouldn't it, if at any given moment, the world … (3 comments)

peggy wester: Facing the Challenge of Pricing Your Home in Today's Market - 06/05/10 01:01 PM
Recently my broker, Shorewest Realtors(R), has invited Steve Harney to speak to us about current and expected market conditions. While some of what he has to say is difficult to hear, I think he's helping us to provide the information our buyers and sellers need to make the decisions that are best for them in these ever-changing times.

Following is a recent blog of Steve's that discusses what must be taken into consideration when pricing your home for sale.
WHAT IS IMPORTANT WHEN PRICING A HOME?

peggy wester: What You Pay in "Realtor Fees" Should Have No Bearing on Your List Price - 04/18/10 04:30 AM
A few days ago I wrote a post, I Know It's Going to Hurt, But What You Want or Need from the Sale of Your Home Doesn't Matter, which discussed pricing your house based on current market conditions and comparable homes, not on what you want or need to walk away with.
It seems that a comment I'm hearing more and more these days, too, is a sort of disgust over the "realtor fees" that will be paid. I think I prefer to believe that most consumers simply don't know or understand how the commission is paid (i.e., only if we close) and what that … (8 comments)

peggy wester: I Know It Hurts, But What You Need or Want from the Sale of Your Home Doesn't Matter - 04/16/10 09:29 AM

It seems like things are getting tougher and tougher in the world of real estate. More and more "for sales" are popping up, interest rates have creeped up a bit, the buyer tax credit is nearing its end, and short sales and foreclosures continue to spatter the inventory. And yet, it is still difficult for some to accept that no one is immune from the rippling effects of these conditions.
Those of us who are in the business of residential real estate sales hear it all the time. "I need to net this amount of money, so I need to … (28 comments)

peggy wester: A "New Beginning" Day - 04/05/10 12:55 PM

It seems like there are a few days throughout the year that suggest opportunity for a "new beginning." New Year's Day. Our birthday. The first day of Spring.
The older I get the more sentimental I feel about where I am in my life versus where I want to be. Postings of life events and photographs by friends, family, co-workers, and customers on social networks have me longing for more both personally and professionally. And sometimes I wonder if my chance at those dreams and goals has passed.
But then a "new beginning" day comes along -- like yesterday, Easter Sunday, … (7 comments)

peggy wester: Oh, The People We Meet - 02/12/10 01:15 AM

This April will mark eight years since I stepped into the world of real estate sales. Eight years -- who would have thought? That is a record for me; I've never been at any other job that long. But then again, this is the first time "going to work" hasn't felt like "going to work."
I've certainly met a number of memorable folks during my career as a writer, which is the world I was in prior to real estate. But for whatever reason, it hasn't been until now that I feel a special and unique connection with the people … (5 comments)

peggy wester: Handling All Those Outside Influences - 01/31/10 02:19 AM
I've been showing houses to a lot of first-time buyers over the past several months and have noticed one definite common denominator -- all are trying to sort through the countless opinions of family, friends, and co-workers.
It can be overwhelming trying to make sense of all the feedback:

"Sellers are desperate these days. Offer low."
"The house has been on the market over three months. Offer low."
"The carpet and kitchen floor are old. Offer low."
"The kitchen counters are formica. Offer low."
"The woodwork is knicked up in this 100+ year old house. Offer low."

peggy wester: I'm Thinking 2010 Is Going to Be a Great Year - 01/01/10 09:09 AM
I'm not sure what it is about this time of year, but I always get this feeling of renewed hopefulness and excitement about the possibilities that surround each of us.
Maybe it's the seemingly increased words of kindness people seem to express around this time or the slowed down pace of life in general. It just seems these weeks are when I think most about what I want in my life, both personally and professionally. And with that comes a renewed determination to achieve those goals.

I'm learning to focus more on what I do want. And I'm trying not … (9 comments)

peggy wester: How NOT to Price Your Home - 11/28/09 11:36 AM
Excellent post. Clear. Concise. And to the point.

How not to price your home:
Take your mortgage balance. Add your credit cards. Throw in your cars. Add a generous portion of all the money you borrowed from relatives.  Pile on your down payment for that other house you have your eye on. Last but not least, give yourself an extra 50 grand just for being you.  Get a blank look on your face when you are told that the buying public doesn't care what you owe.  Wait. Wait some more.  Decide you'll stay after all.  Here's a better plan: Find … (1 comments)

peggy wester: Peel Back the Layers, and It Seems Like We Really Are All the Same - 10/26/09 01:10 PM
I don't know if it's because I'm getting older and it's finally sinking in, but I've been discovering lately that when you start to peel back the layers of someone, you will likely discover they are pretty much the same as you.

This thing we call "social networking" has certainly allowed me a closer glimpse into the thoughts, emotions, joys, sorrows, and challenges of friends, acquaintances, family, and colleagues. I was one of those people who swore I would never join Facebook or blog or chat online, but, well, here I am blogging. And for those of you who are "connected" to me on Facebook, … (2 comments)

peggy wester: Thanks, I Needed That - 10/16/09 12:15 PM

Well, here it is Friday night, and I'm realizing I didn't have a particularly stellar week in real estate. Hmmmm....what's going on?
Times like these tend to put a damper on my attitude, confidence, and enthusiasm, but I always try to find some sort of motivation to get me back on track. I found it just a little while ago.
I met some buyers of mine at the house we're set to close on in two weeks. They just wanted to take some measurements and take another look around. The sellers came home while we were there, and the four … (45 comments)

peggy wester: Tis the Season for Slowing Down and Enjoying the Colors - 09/29/09 02:12 AM

Seems like there's been an awful lot of heavy sighs the past few days with the cooler temps and strong winds that have found their way to southeastern Wisconsin.
Yes, it is officially Autumn, and while that means the lazy hazy days of Summer 2009 are behind us, it also means the colorful paintings of fall are all around us.

So in the busyness of everyday life, be sure to take some time to slooooow down and look around you. From your back yard, to neighborhood parks, to Holy Hill, soak in and marvel at the reds, oranges, and … (8 comments)

peggy wester: OK, Seriously...What Are You Waiting For?? - 09/12/09 02:25 PM
I heard it again today in a conversation I was having -- the importance of taking time to "stop and smell the roses." Slow down. Take a break. Relax.

And yet, I rarely see the behavior patterns of those around me change. It's just rush, rush, rush.
I've heard it time and time again at the funeral of a friend or loved one -- "We should really get together more often." But it never happens.
Or we hear of an acquaintence who's our age who suffered a stroke or heart attack or was recently diagnosed with cancer. It reminds us … (2 comments)
