peggy wester: Campsites Available at Harrington Beach State Park - 08/23/09 09:19 AM

So you think summer is coming to an end? Nonsense!
The weather is still sunny and warm, and now you have another camping opportunity available to you in Ozaukee County!
On Wednesday, August 26, Harrington Beach State Park, located in Belgium, Wisconsin, will be opening up a newly constructed campground. Included are 31 sites with electricity, 33 non-electric sites, and five walk-in sites. There is also a group campsite and a kayak site. Harrington has one mile of Lake Michigan shoreline.
Each site has a fire ring and picnic table, as well as a gravel driveway. There are also restrooms and … (0 comments)

peggy wester: Having an "Ah-Ha" Moment - 08/21/09 04:46 AM

You've heard the expression, haven't you? "I just had an ah-ha moment." These are those moments when the "lightbulb goes off" in your head, and you start to see things more clearly.
And I'm sure you've also heard the expression, "Everything happens for a reason." That one has been tough to comprehend over the past years, but I think I'm finally getting it.
I had often heard people say if you listen very closely, you'll hear God talk to you and provide guidance or answers to your prayers. I have to admit, I never understood what that meant. Did these … (4 comments)

peggy wester: Final Walkthrough -- OK...So What Are We Supposed to Do Here?? - 08/20/09 01:56 PM
It's here -- well, almost. Closing day. The home inspection is completed. You have loan commitment. The boxes are packed. You are about to become a new homeowner. But there's one more thing to do.
The "Final Walkthrough."
So...what's a final walkthrough?

Quite simply, it's an opportunity for you, the buyer, to take a final look at the house before closing day to make sure that, except for normal wear and tear, there are no significant changes in the condition of the property. It is also a time to ensure repairs have been made in a manner as they were agreed … (6 comments)

peggy wester: Choose to Have Fun! - 08/15/09 12:37 PM
I keep hearing people say they can't believe it's August already. They can't believe the kids have to go back to school in a week or two. I think this is the first summer in -- well, I don't remember when I didn't feel anxious or sad that summer was coming to an end. And I think it's because this summer I made it a point to take time to have FUN.

Play in the sandbox with my 3-year old nephew. Go to a water ski show. Go to the county and state fairs. Go biking. Sit on the … (3 comments)

peggy wester: We Have a Defective Foreclosure -- Huh?!?! - 08/14/09 01:13 PM
So I'm not even sure where to start on this one...
About a week ago my sister-in-law mentioned that she saw a notice in the local newspaper that a house I had an accepted offer on was going to sheriff's sale in mid-September? Huh?!?

The offer was accepted by the bank, the inspection was scheduled, and the buyer's financing was underway. So I brushed it off as some sort of error.
But then I checked yesterday's issue of the same newspaper, and lo and behold -- there it was. A sheriff's sale is scheduled for 1:00 pm on September 17 … (7 comments)

peggy wester: Sometimes You Can Find a Treasure Right in Your Neighborhood - 08/12/09 01:18 PM

A few weeks ago my sister asked me if I knew of a photographer in the area who would take my nephew's senior picture. I immediately thought of Michael from Photography by Michael, located here in Grafton.
I had met Michael several years ago when he took photographs of the first communicants at my church and had most recently hired him to take my professional photograph. Both Michael and his wife, Dale, always impressed me with their hospitality, humor, and simple kindness. And his work -- well that spoke for itself.
I mentioned to my sister that I had heard … (0 comments)

I just received this video in an email message and had to pass it on. It's one I've never seen before, but it certainly got me to relax for a few minutes and enjoy. We really are blessed, aren't we?  Enjoy...

peggy wester: Ozaukee and Washington County Closed Sales Hold Steady - 08/06/09 11:34 PM
Like everyone else, I can't believe we're already at the end of the first week of August! And yet in the midst of summer activities -- baseball games, biking, parties, festivals, fairs, cookouts -- I've seen my real estate sales hold pretty steady over July. You can see from the graphs below, that the same can be said about Ozaukee and Washington counties, as well.

Overall inventory is still plentiful, and interest rates continue to stay below 6%. This is still a great time to buy a house or condo, especially for first-time buyers who qualify for … (3 comments)

peggy wester: Picture This... - 07/15/09 02:30 PM
I recently read a book that said it's important to picture in your mind the things you want.
Visualize the house. Visualize the car. Visualize the relationship. Visualize the "SOLD" sign on your listings. Visualize the good health. Visualize the happiness. Visualize the constant stream of money coming in. Visualize the ideal vacation.
But in addition to seeing those things in your mind, FEEL LIKE YOU ALREADY HAVE THEM. FEEL HAPPY!
And Dream Big!
Regardless of what's going on in the "outside world," hold on tight to your hopes and your dreams. Trust that they will come to you. Know that … (4 comments)

peggy wester: That "Law of Attraction" Stuff Really Works! - 07/10/09 03:30 AM

OK...I'm the first to admit that I was always a skeptic when it came to "buying into" the idea that our thoughts become things, that we create our lives through our thoughts, "ask and ye shall receive."
But several months ago, things started to fall apart and I had finally had enough.
I remembered a friend telling me about the book The Secret and that she really liked it. So I asked if I could borrow her copy. I started to read and couldn't put it down. For whatever reason, it all made sense to me. Some of it was … (11 comments)

peggy wester: Thank You Fellow ActiveRainer, Debby Pankow - 07/08/09 03:38 AM
This note of "thanks" is long overdue.
A few months ago I "met" a local home stager who found me on ActiveRain. As it turns out, Debby Pankow lives just a few miles from me in Port Washington, Wisconsin.
We've exchanged correspondence now and then but a few weeks ago I received a note from Debby that simply "made my day." Would I help her mom with the sale of her condo?
Though I have never met Debby in person, I could tell from her web site and emails that she is one of those genuinely kind people who cross your path … (6 comments)

peggy wester: That Little Push You Need Can Come from the Most Unexpected Places - 07/02/09 01:30 PM
A couple of months ago I reactivated my Facebook account. I had deactivated it after getting a little frustrated with some activity I saw happening.
But then I started hearing more and more about the benefits of having a Facebook page and how great it can be for business. And so I'm back.
I've "friended" several people since then -- some from high school who I haven't seen in many, many years, some family members who I see maybe a couple times a year, some past co-workers and acquaintainces.
For anyone who has followed my blog over the past several months, … (10 comments)

peggy wester: Go Ozaukee and Washington County Home Sales!! - 07/02/09 12:54 PM
Every month I send out a newsletter to my current and past customers, and this year I decided to include some local home sales statistics in each issue. And each month I'd hold my breath as I generated the reports from my local Multiple Listing Service (MLS) program, hoping the numbers would show some positive activity.
Suffice to say...the month of June did NOT let me down. Take a look!

peggy wester: That Pesky Little Thing Called "Lying" - 06/21/09 11:51 PM

My parents always used to tell us when we were growing up to "never tell a lie because you will just have to tell another to cover up for that one, and another to cover up for that one, and on and on." And, oh, by the way, you will be caught -- sooner or later, someone will learn of your deception.
Mom and Dad were right -- so right.
I don't care to get on a soapbox about the importance of honesty. I do have to say, though, that when I learn that someone I've trusted -- whether personally … (19 comments)

peggy wester: Graciousness Benefits All - 05/29/09 01:40 AM

Yesterday I received a call from one of my buyers. He didn't want to go through with the accepted offer he had on a house. Simply put...he was experiencing buyer's remorse. I'm sure many of us have experienced this, either as the buyer or as the real estate agent.
The reason may have nothing to do with the inspection or financing or any other contingency in the offer to purchase. The reason may just be "it doesn't feel right."
You never know the response or reaction you're going to get from the listing agent when you make that call to … (14 comments)

peggy wester: Local Communities Offer Memorial Day Events - 05/21/09 01:37 PM
While Memorial Day signifies the beginning of summer for most of us, it is a day meant to remember those who have fought and given their lives to provide us with the freedom we enjoy every day. Take some time this Monday, May 25, to say "thank you."

PORT WASHINGTON -- Parade begins at 10:30 am. The parade starts at the corner of Wisconsin and Grand Avenue and proceeds through downtown to Veterans Memorial Park. Events following the parade include an address by keynote speaker, Joe  Dean, president of the Stars and Stripes Honor Flight; presentation of the Badger Boys and … (5 comments)

peggy wester: Maybe Those Home Shows Aren't Such a Bad Thing... - 05/08/09 02:09 PM
I have to admit that there have been times when I've wanted to curse some of those home shows so many of us seem to be addicted to. Sometimes they have a way of making it look like selling a home is so easy. They can give the impression that a buyer makes a choice after seeing just three homes. And they have a way of convincing sellers to make every improvement they suggest, regardless of cost.
Sigh...if it were only that easy.
But over the past week, I met with two potential sellers who both said they know what … (6 comments)

peggy wester: Real Estate Market in Ozaukee and Washington Counties Keeps Chugging Along - 05/04/09 10:07 AM
Alas! The grass is green and even needs to be cut! The daffodils are in full bloom. The temperatures are on the rise. People are coming out and enjoying the new life we call spring. And it seems like the real estate market in Ozaukee and Washington counties is continuing to come back to life, as well.
The number of single family homes that sold in Ozaukee County rose from 39 in March to 45 in April. In Washington county, that number rose from 52 to 69.
During the month of April, Ozaukee county didn't see the sale of any two-family … (4 comments)
