shorewest realtors: Cutting Corners to Get the Deal Done -- I'm Not Impressed - 06/23/12 10:57 AM

I think one of our greatest responsibilities as a real estate agent is to provide service based on honesty and integrity. Sometimes it's tempting to cut corners to get the deal done quicker. Doesn't mean it's the right thing to do, but the temptation is there.
I think back to when I bought my first home and know that the agent could have so easily not completed the forms completely or accurately. And because of my lack of real estate knowledge at the time, I would have been none the wiser. I wish I still had those forms to take a … (25 comments)

shorewest realtors: To Be a Team Player, You Have to Play By the Same Rules - 11/11/11 12:36 AM
"We're a team."

I seem to hear that a lot these days.
This real estate market we're in presents us with issues we could never have dreamed of just a few years ago. A lot of times I end my day just scratching my head wondering what tomorrow will bring with this or that transaction.
Yet as challenged as we might feel by what we face each day, communicating with each other helps generate ideas on how to handle certain situations, how to grow our business, and how to better serve our customers and clients. It provides support and reminds … (2 comments)

shorewest realtors: Starting the Day with Some Extra Chai! - 11/10/11 11:54 PM

It's Friday and I decided to start my day at Starbucks. Brought my laptop with me to get some work done before heading into the office where things can get a little hectic.
While I don't frequent this place as much as I used to or would like to, apparently I'm here enough for the employees to greet me by name as I enter the door and prepare my drink without having to ask what I'll have. That kind of service never gets old.
What made today's visit even sweeter was having the barista hand me my usual chai tea one size … (2 comments)

shorewest realtors: Short and Sweet -- Price MATTERS! - 02/20/11 02:39 AM
Probably one of the most common areas of discussion between a seller and their agent is price. Is the seller pricing their house to sell it or is it priced based on what they want or need to net from the sale?

Sometimes no matter what stats, blog post, or newspaper article I show a seller, they just don't see that a house has to be priced to sell. It doesn't matter to a buyer how much they need or want to walk away with at closing.
The other day a past seller had posted her opinion on pricing on my Facebook … (4 comments)

shorewest realtors: Are You Holding Yourself Accountable for the Situation You're In? - 10/29/10 03:57 AM

I know I'm stating the obvious when I say the real estate market is tough these days. It's tough for sellers trying to sell their homes, it's tough for buyers trying to get pre-approved for a mortgage, and it's tough for Realtors® trying to make a living.
But maybe it's time to start holding yourself at least somewhat accountable for the situation you're in.
For sellers, if your house is sitting on the market with few, if any, showings and no offers, talk to your Realtor® about your options. Make it "the" house buyers want to see. Maintain the inside and the … (6 comments)

shorewest realtors: If We Don't Have the Same Goal, Should We Really Be Working Together? - 08/28/10 12:33 PM

One of the first questions I ask every seller is, "Why are you selling?"
We all know the reasons are many -- job change, downsizing, upsizing, divorce. And many times I've heard the seller slip in, "But I don't have to sell..."
My goal as the listing agent is to get the house sold in the shortest amount of time possible, getting the seller the greatest amount of money possible. So when I hear, "I don't have to sell" as any part of the response to the "why are you selling" question, I have to ask myself, "Does the seller really have … (3 comments)

shorewest realtors: Oh, The People We Meet - 02/12/10 01:15 AM

This April will mark eight years since I stepped into the world of real estate sales. Eight years -- who would have thought? That is a record for me; I've never been at any other job that long. But then again, this is the first time "going to work" hasn't felt like "going to work."
I've certainly met a number of memorable folks during my career as a writer, which is the world I was in prior to real estate. But for whatever reason, it hasn't been until now that I feel a special and unique connection with the people … (5 comments)

shorewest realtors: Handling All Those Outside Influences - 01/31/10 02:19 AM
I've been showing houses to a lot of first-time buyers over the past several months and have noticed one definite common denominator -- all are trying to sort through the countless opinions of family, friends, and co-workers.
It can be overwhelming trying to make sense of all the feedback:

"Sellers are desperate these days. Offer low."
"The house has been on the market over three months. Offer low."
"The carpet and kitchen floor are old. Offer low."
"The kitchen counters are formica. Offer low."
"The woodwork is knicked up in this 100+ year old house. Offer low."

shorewest realtors: I'm Thinking 2010 Is Going to Be a Great Year - 01/01/10 09:09 AM
I'm not sure what it is about this time of year, but I always get this feeling of renewed hopefulness and excitement about the possibilities that surround each of us.
Maybe it's the seemingly increased words of kindness people seem to express around this time or the slowed down pace of life in general. It just seems these weeks are when I think most about what I want in my life, both personally and professionally. And with that comes a renewed determination to achieve those goals.

I'm learning to focus more on what I do want. And I'm trying not … (9 comments)

shorewest realtors: How NOT to Price Your Home - 11/28/09 11:36 AM
Excellent post. Clear. Concise. And to the point.

How not to price your home:
Take your mortgage balance. Add your credit cards. Throw in your cars. Add a generous portion of all the money you borrowed from relatives.  Pile on your down payment for that other house you have your eye on. Last but not least, give yourself an extra 50 grand just for being you.  Get a blank look on your face when you are told that the buying public doesn't care what you owe.  Wait. Wait some more.  Decide you'll stay after all.  Here's a better plan: Find … (1 comments)

shorewest realtors: Thanks, I Needed That - 10/16/09 12:15 PM

Well, here it is Friday night, and I'm realizing I didn't have a particularly stellar week in real estate. Hmmmm....what's going on?
Times like these tend to put a damper on my attitude, confidence, and enthusiasm, but I always try to find some sort of motivation to get me back on track. I found it just a little while ago.
I met some buyers of mine at the house we're set to close on in two weeks. They just wanted to take some measurements and take another look around. The sellers came home while we were there, and the four … (45 comments)

shorewest realtors: OK, Seriously...What Are You Waiting For?? - 09/12/09 02:25 PM
I heard it again today in a conversation I was having -- the importance of taking time to "stop and smell the roses." Slow down. Take a break. Relax.

And yet, I rarely see the behavior patterns of those around me change. It's just rush, rush, rush.
I've heard it time and time again at the funeral of a friend or loved one -- "We should really get together more often." But it never happens.
Or we hear of an acquaintence who's our age who suffered a stroke or heart attack or was recently diagnosed with cancer. It reminds us … (2 comments)

shorewest realtors: Having an "Ah-Ha" Moment - 08/21/09 04:46 AM

You've heard the expression, haven't you? "I just had an ah-ha moment." These are those moments when the "lightbulb goes off" in your head, and you start to see things more clearly.
And I'm sure you've also heard the expression, "Everything happens for a reason." That one has been tough to comprehend over the past years, but I think I'm finally getting it.
I had often heard people say if you listen very closely, you'll hear God talk to you and provide guidance or answers to your prayers. I have to admit, I never understood what that meant. Did these … (4 comments)

shorewest realtors: Final Walkthrough -- OK...So What Are We Supposed to Do Here?? - 08/20/09 01:56 PM
It's here -- well, almost. Closing day. The home inspection is completed. You have loan commitment. The boxes are packed. You are about to become a new homeowner. But there's one more thing to do.
The "Final Walkthrough."
So...what's a final walkthrough?

Quite simply, it's an opportunity for you, the buyer, to take a final look at the house before closing day to make sure that, except for normal wear and tear, there are no significant changes in the condition of the property. It is also a time to ensure repairs have been made in a manner as they were agreed … (6 comments)

shorewest realtors: Ozaukee and Washington County Closed Sales Hold Steady - 08/06/09 11:34 PM
Like everyone else, I can't believe we're already at the end of the first week of August! And yet in the midst of summer activities -- baseball games, biking, parties, festivals, fairs, cookouts -- I've seen my real estate sales hold pretty steady over July. You can see from the graphs below, that the same can be said about Ozaukee and Washington counties, as well.

Overall inventory is still plentiful, and interest rates continue to stay below 6%. This is still a great time to buy a house or condo, especially for first-time buyers who qualify for … (3 comments)

shorewest realtors: Thank You Fellow ActiveRainer, Debby Pankow - 07/08/09 03:38 AM
This note of "thanks" is long overdue.
A few months ago I "met" a local home stager who found me on ActiveRain. As it turns out, Debby Pankow lives just a few miles from me in Port Washington, Wisconsin.
We've exchanged correspondence now and then but a few weeks ago I received a note from Debby that simply "made my day." Would I help her mom with the sale of her condo?
Though I have never met Debby in person, I could tell from her web site and emails that she is one of those genuinely kind people who cross your path … (6 comments)

shorewest realtors: Go Ozaukee and Washington County Home Sales!! - 07/02/09 12:54 PM
Every month I send out a newsletter to my current and past customers, and this year I decided to include some local home sales statistics in each issue. And each month I'd hold my breath as I generated the reports from my local Multiple Listing Service (MLS) program, hoping the numbers would show some positive activity.
Suffice to say...the month of June did NOT let me down. Take a look!
