I think one of our greatest responsibilities as a real estate agent is to provide service based on honesty and integrity. Sometimes it's tempting to cut corners to get the deal done quicker. Doesn't mean it's the right thing to do, but the temptation is there.

It's Friday and I decided to start my day at Starbucks. Brought my laptop with me to get some work done before heading into the office where things can get a little hectic.

Probably one of the most common areas of discussion between a seller and their agent is price. Is the seller pricing their house to sell it or is it priced based on what they want or need to net from the sale?

Sometimes no matter what stats, blog post, or newspaper article I show a seller, they just don't see that a house has to be priced to sell. It doesn't matter to a buyer how much they need or want to walk away with at closing.

I've been showing houses to a lot of first-time buyers over the past several months and have noticed one definite common denominator -- all are trying to sort through the countless opinions of family, friends, and co-workers.
It can be overwhelming trying to make sense of all the feedback:

"Sellers are desperate these days. Offer low."
"The house has been on the market over three months. Offer low."
"The carpet and kitchen floor are old. Offer low."
"The kitchen counters are formica. Offer low."
"The woodwork is knicked up in this 100+ year old house. Offer low."

I'm not sure what it is about this time of year, but I always get this feeling of renewed hopefulness and excitement about the possibilities that surround each of us.
Maybe it's the seemingly increased words of kindness people seem to express around this time or the slowed down pace of life in general. It just seems these weeks are when I think most about what I want in my life, both personally and professionally. And with that comes a renewed determination to achieve those goals.

How not to price your home:
Take your mortgage balance. Add your credit cards. Throw in your cars. Add a generous portion of all the money you borrowed from relatives.  Pile on your down payment for that other house you have your eye on. Like everyone else, I can't believe we're already at the end of the first week of August! And yet in the midst of summer activities -- baseball games, biking, parties, festivals, fairs, cookouts -- I've seen my real estate sales hold pretty steady over July. You can see from the graphs below, that the same can be said about Ozaukee and Washington counties, as well.

Every month I send out a newsletter to my current and past customers, and this year I decided to include some local home sales statistics in each issue.
