A week ago I posted about a chance meeting with an older Realtor who was struggling.

I recieved many positive comments, including the suggestion that I incorporate this gentleman into my team by Lenn and others. This made perfect sense....so yesterday I met with him again to discuss this idea.

I tried to help someone today. I was in a local real estate office (not even mine) and I saw an older Realtor® that I knew. He sold one of our old homes....15 years ago.
He looked the same, maybe a bit more worn. Probably worn out. He was surprised to find I was an agent also..and that I was having a great year. He has barely been hanging on the past few years (the bust of the boom).

We all know that buyers are spending more and more time on the Internet getting their information prior to calling a Realtor®.
*They know interest rates*They know price reductions*They've checked comps*They see the "days on the market"
Yet, they never seem to understand short sale pricing. They don't understand that the list price is normally seriously under value.
They don't seem to understand bank-owned homes. That banks are NOT desparate and taking offers 15-25% under asking price to "clear their books."
They don't seem to understand the equity seller. They are not going to fire-sale their home out … (9 comments)

What a novel idea? But wait.....you say....I haven't perfected what I'm doing now?
Conventional wisdom tells us to take things one step at a time.....learn one thing, do it well, and then take on the next thing. Ok! But this takes time, and in the meantime the real estate world moves on. When I first started in real estate, the training I received told me to knock on doors, do open houses and host garage sales. A mere 7 years later.....we are doing this and more virtually. The most successful Realtors have adjusted and jumped into the stream of Internet Marketing.

There is a sibling rivalry going on between Real Estate Professionals and Zillow! From the very conception of the Zillow website, Realtors have seen it as direct competition? That consumers can use their tools to;
1) Run their own comps2) Search for listings on their own3) Get current mortgage rates and payment estimates4) Ask advice from Realtors5) Get local market reports
And the dreaded "Zestimates" that's a big problem for Realtors.
I suppose if that's all I offered as a Realtor...then I'd feel replaced as well. But that's the minutia of my job. I want to talk about what wonderful opportunities … (2 comments)

Remember when success could be achieved simply by hard work? When a young lawyer could hand a sign and expect that eventually the neighborhood would stop by for legal needs? When a young couple could open a hardware store on the corner? or a Realtor could move into town, hand out some donuts and develop a clientele? Capitalism at it's best! Those were such great little American towns, we could really build a reputation and rapport with our fellow citizens then.....and now? Yes, the Internet is the new small town, used properly.

Interesting "contest" from Bob....and a profitable one. Isn't the reason we all spend time on Active Rain for Internet Presence? I hope it's not just to shoot-the-breeze because we have nothing else to do. Active Rain is part of my morning routine for Internet Presence and therefore....Internet Leads.
My business model has been Internet Lead Conversion for several years now. My pipeline is full of buyers who are actively "thinking about" buying. I read about the Internet being a competition for Realtors. I think it's the exact opposite! If used correctly, we can "partner" with this big information source and use it as a pre-qualification tool. What do I mean? Ok, let's think about it.
Market Research:
Before the Internet, clients had no idea about pricing or inventory. We had to build quick credibility to be able to give them the truth about prices. If we were unable to establish this trust very quickly, these clients would often go away to "think" about what we've said and perhaps talk to various other agents … (7 comments)
