This picture is misleading...but makes my point. This beautiful home can be sold and the homeowner can emerge somewhat unscathed...if they act. We all know about short sales and loan modifications, but what about the equity seller who can't make their payments? True hardship!
They lost their jobThey have unexpected medical problems, or billsThey have become disabledThey have lost a spouse...death or divorce
Don't delay looking into options.

In a normal real estate transaction, buyers are provided with disclosures from the sellers. These disclosures are usually in the form of questions which allow a seller to disclose any and all of the problems they know about which would affect the home. If part of the purchase contract, the seller is obligated to truthfully tell the buyer all defects/negative conditions associated with the property.
This could include:

These are all terms seen in listings. Realtors® use them daily, but the consumer does not. Even buyers who have been out searching for a while can become confused about who they are actually negotiating with, and how that might affect the transaction.
I have a client that I've been working with for a few weeks. Last night I got an email with a few questions that made it clear he did not understand the difference between a Short Sale and a Bank-Owned (REO) when it came to negotiation.

Yes! Yes there are many 3 bedroom homes in South Orange County reasonably priced. The market has slowed since the $8000 first time home buyer tax credit has expired. This is providing a great opportunity for buyers. If you were out looking for the past year, you might have been disappointed when you found that there were 20 other offers on each home, and people were outbidding each other by 10s of thousands. It was crazy.
This was happening all over Orange County....from Mission Viejo to Irvine, Huntington Beach to San Clemente and everywhere in between. It was frustrating!
