I spend quite a bit of time on public forums about real estate...and this is a common theme. Buyers and sellers who are in active escrows or negotiations and their agent isn't responding to them.
This can take the form of non-communication or just an attitude that makes them uncomfortable with the representation they are getting.
Agents.....when your client has questions, ANSWER them and spend the time doing it until they understand.

San Juan Hills High School has now been awarded a very prestigious award...the Kenneth Fagan "Shake For Sportsmanship" award. SJ Hills is a member of the Sea View League.

Lenders care about many things when they lend. One of which is the "health" of the Home Owner's Association. Why? Because the HOA is responsible for many aspect of the maintenance which contribute to the property's value. They maintain roofs and amenities, do termite repairs and landscaping....just as an example. If they are low on funds, they can't do this and the lender might be lending on a property which is going to plummet in value.

Ralph has taken the time to put together some new laws which go into effect at the New Year. I am grateful to see the change in law regarding deficiency judgments after a short sale. Many short sale sellers are trying to do the right thing and control a very difficult situation....this puts to rest the fear of anything showing up later in terms of a judgment. I am not passing judgment on this....but I've been hearing about some great loan modifications at unbelievable interest rates. The interesting thing is that the people getting them probably don't really NEED help to stay in their homes.

The tax credit is gone! So Orange County, California buyers and sellers must be wondering how this is going to affect our market. Truthfully? I'm wondering the same thing! I wish my Magic Eight Ball was working properly and then I could predict with some level of certainty.
One thing I've already noticed...my first time home buyers are feeling more relaxed. Ralph Gorgoglione wrote a great blog this morning Low-Ball offers: How do YOU handle them? and it got me thinking. We have all worked with buyers who want to "simply throw out a low-ball offer" and then see what happens. If this is a property they do not care much about, or if it's something that might work...if you can get it for a very low price...then that might make sense. But if this is a home you are serious about, I always advise against this tactic.
