So true! Week by week it seems my business changes....one week it's quiet, the next everyone needs to see things instantly. Sometimes I feel I can't catch my breath.
This week I had a couple closings and some free time, so I spent it with my data base...just the two of us. Real quality time with my leads.

In a normal real estate transaction, buyers are provided with disclosures from the sellers. These disclosures are usually in the form of questions which allow a seller to disclose any and all of the problems they know about which would affect the home. If part of the purchase contract, the seller is obligated to truthfully tell the buyer all defects/negative conditions associated with the property.
This could include:
Plumbing LeaksDeferred MaintenanceHOA RulesNeighborhood Noise

I'm expecting controversy on this post....you can't see me, but I'm writing this fully "braced."
I am not passing judgment on this....but I've been hearing about some great loan modifications at unbelievable interest rates. The interesting thing is that the people getting them probably don't really NEED help to stay in their homes.

We all know that buyers are spending more and more time on the Internet getting their information prior to calling a Realtor®.
*They know interest rates*They know price reductions*They've checked comps*They see the "days on the market"
Yet, they never seem to understand short sale pricing. They don't understand that the list price is normally seriously under value.
They don't seem to understand bank-owned homes. That banks are NOT desparate and taking offers 15-25% under asking price to "clear their books."

We all need to get things off our chests...myself included. And lately have we ever ranted here at Active Rain!!!
We've taken down unresponsive listing agents, low-balling buyers, lazy buyer's agents, unrealistic sellers. We've complained about the lack of phone calls and (in my case) too many phone calls....or at least phone calls at the wrong time. We've basically just vented our end-of-the-year frustration. But......

What do you consider a waste of time? It appears that many agents consider any activity which does not result in an immediate sale a "waste of time." I disagree! If that were the case, then why do we write blog posts about our dogs and Members Only posts about anything?
The main purpose of much of our blogging is to get our name out there and have it associated with real estate. Right? Sales is a numbers game and if we always had a 100% success rate....well, everyone would be doing it.

This is very self-serving, but I realized that I'm less than 25 points from the big milestone 250,000 and decided to take the bull by the horns and push myself over the top! First....I'd like to thank the Academy and all the "little" people without whose comments this would not have been possible. Ok....no little people...great collegues and friends here on Active Rain! I'm looking forward to my next 250,000 points!
