This picture is misleading...but makes my point. This beautiful home can be sold and the homeowner can emerge somewhat unscathed...if they act. We all know about short sales and loan modifications, but what about the equity seller who can't make their payments? True hardship!
They lost their jobThey have unexpected medical problems, or billsThey have become disabledThey have lost a spouse...death or divorce
Don't delay looking into options.

I'm at a complete loss!
Really....I can't get a reasonable response from this short sale negotiator. The ONLY good news is that there is just one loan. But beyond this, they just won't understand the value of this property.
No surprise, right?
What's new about a negotiator who wants an unrealistic price for a short sale? True....but they keep turning down prices but at the same time, they won't foreclose.
That's fine....I'll keep working on it until the last minute, but it makes it tough to market. Buyer's Agents don't want to show it with that trustee sale date … (16 comments)

I had a very long appointment last week with a Real Estate Attorney. Not to worry....I'm not in trouble! But sometimes we visit professionals to keep us OUT of trouble....and that's what I was doing.

I work Orange County Short Sale Listings quite a bit. More than I would have ever thought, actually. I have a wonderful team which helps me manage the process and paperwork and we are very successful. But sometimes I just wonder what the Asset Managers are thinking.
I find more and more the approval price seems to depend less on the value of the home and more on the amount of loss the short sale lender is willing to take.
This number does not matter to the buyer!

Who are the renters out there right now? It's a new market of former homeowners who are considering a short sale or just walking away. Many calls I get are people trying to determine what they could rent if they decide to give up their current home.
It's not a happy call.....but often they feel better taking a step forward, and understanding that they might be able to rent something very nice. A fresh start!

This statement made me sad....but not because I was losing a listing. They thought I'd be unhappy because they were going to keep their home at the "expense" of my sale.
That was not MY sale....that is their HOME!
I always talk with my potential short sale sellers about loan mods. If they want to stay in the home, they might be able to. Any agent who has worked with short sales long enough also has a knowledge of the loan mod options...and who might qualify.

I've thought long and hard about this post! Wondering what to say to people who are considering a short sale of their home. The actual process and steps are rather simple,
1) list home2) find buyer3) negotiate with your lenders4) close escrow
I realize that was a simplified list....but really it is about that simple. We need to make sure we put ourselves in the best position to have this be successful....correct pricing, solid buyer, complete information...but given all that, then the sale will close.
