This picture is misleading...but makes my point. This beautiful home can be sold and the homeowner can emerge somewhat unscathed...if they act. We all know about short sales and loan modifications, but what about the equity seller who can't make their payments? True hardship!
They lost their jobThey have unexpected medical problems, or billsThey have become disabledThey have lost a spouse...death or divorce
Don't delay looking into options.

I've thought long and hard about this post! Wondering what to say to people who are considering a short sale of their home. The actual process and steps are rather simple,
1) list home2) find buyer3) negotiate with your lenders4) close escrow
I realize that was a simplified list....but really it is about that simple. We need to make sure we put ourselves in the best position to have this be successful....correct pricing, solid buyer, complete information...but given all that, then the sale will close.

I'm pretty good at staying in touch with my former clients, not 100% great, but pretty good. So imagine my surprise when I realized that a property my investor wanted to see today was one I sold a couple years ago to one of my buyers. Needless-to-say, they did not call me to list the home. It's a short sale....and seriously upside down.
