Success is a funny word! To those of us who work on commission, it would seem that success is the closing of a transaction and payment....but that's not the only way to measure success. In this case, I made nothing....but it's one of the best success stories I have. They kept the house!!

Slow and steady had a whole new meaning when it comes to short sales. The slow part goes without saying....of course it's going to be slow. But I'm not talking about the time it takes for approval, I'm talking about the time it takes to get your buyer the home. I love The Amazing Race.....I love to travel and the idea of going to all corners of the world is very enticing. I have a few other reality shows we enjoy....Survivor and Hell's Kitchen, Project Runway and The Apprentice....could it be that I'm competitive? No...that's not it!

 A few days ago...I wrote a blog post The Phone Call I Don't Want To Make....3 Strikes YOU'RE OUT and I put off that call every day this week. I kept thinking there had to be an answer....it wasn't making sense. Today? We found our solution!
I spent some time discussing this with my broker and realized that we could probably get this done. So I called/emailed the listing agent and asked them to give us the listing. Creativity has never been more important!! Everyone agrees that making short sales and sometimes regular sales close is becoming more and more difficult.
Just last week I had a client with a conventional loan, 30% down get "subject to" conditions on his loan. These included such things as replacing kitchen cabinets (they had been removed to expose some lovely Pottery Barn storage baskets) and placing carpet in a hallway that had been remodeled with stained concrete. Ridiculous that the appraiser feels the need to call out designer touches based on some arbitrary guidelines....for a 30% down loan?
We're working on this!
