If you are a buyer that is planning to purchase this summer or a seller that will be closing on a home after August 1st you should be aware that new government regulations will be making changes to the closing process that may effect when you finally close on the home.

I hope you had a wonderful summer, for real estate in Pittsburgh it was a bit of a mixed message. Like most of the country prices have continued to climb, but with inventory so low, buyer's are struggling to find homes that they want. Since last August we have seen a 4.7% increase in the median sale price, but a 24.8% decrease in the number of sales. As always, good homes, that are priced right, get snapped up quickly, some are even getting multiple offers, which explains the rise in prices. These days it seems like every time you turn on the news you get the “sky is falling” perspective on the economy and the real estate market. I’m happy to say that hasn’t been my experience this summer. Sales have been strong and some of our local industries are doing quite well, so I thought I would start today with a glass-is-half-full perspective.

This is a question I got recently from a first-time home buyer that was in the process of getting his pre-approval. He really wanted the house so he was interested in knowing how to "hold" a house. The answer is that you really can't, but once you put the offer in you still have flexibility, which I don't think many first-timers understand completely.
The first step to buying your house should always be to get your pre-approval, that way when you find the perfect house you won't have to wait for one to be done to submit your offer.
