Myrtle Beach Real Estate is on 'Fire' - Greg Harrelson

I know you are probably thinking, "here we go again". Aggressive statements about the real estate market were used in the past to motivate the consumer to jump into investments at any expense. That led a lot of consumers to buy into properties that may not have been good for them.
As a professional real estate agent, I know the market in Myrtle Beach is healthy and we are going to see great days ahead.
Comparing to the last few years...the market is on fire and here is why...

myrtle beach realtor: Thoughts from a Professional Realtor - Anita Anthony - 02/18/13 01:02 AM

Our market is showing signs of improvement with the increase in builders now requesting builder permits, new communities starting to be developed and the resale inventory shrinking.  We know that when the market starts to show sign of stabilization, the interest rates we have enjoyed for the past years, will soon start to go up. What this means to sellers is that buyer demand is up and now is a great time to be on the market while inventory is low.  Buyer sales are up 13% from this time last year!

It is important to understand that Myrtle Beach real estate agents have different personalities and different selling strategies. Each agent has their own methods of selling homes in Myrtle Beach and each method delivers different results.
Have you ever wondered why one agent in the Myrtle Beach Real estate market can sell over 150 homes per year while another agent in the same market only sells 5 Myrtle Beach homes in a year?

We make selling real estate harder than it really is!

It is amazing how many agents only sell one or two homes a year. I am not referring to those agents who are part time; there are full time agents that still sell under 4 homes per year. Many of these agents actually work very hard yet receive nothing in return.

I was thinking about these agents over the weekend and I wanted to offer a few unsolicited tips in hopes that at least one of these agents would find some value. The following tips are brief, simple and … (39 comments)

Myrtle Beach Realtor - Richard Lewis is providing Sales Solutions for owners in the Camelot By The Sea
Richard Lewis is one realtor in Myrtle Beach who is ignoring the down condo market. Just about everywhere you turn, you are exposed to negative news about condo sales in Myrtle Beach South Carolina. Short Sales, Foreclosures, distressed condo owners are just a few terms that seem to always exist when people talk about condos.
Something very interesting can be found when doing research in The Camelot By The Sea condo building in Myrtle Beach. According the the MLS, there have been … (0 comments)

Will Presence of Strip Clubs Affect Myrtle Beach Real Estate?
Surely, the Myrtle Beach real estate market is being bolstered by the golf economy promoted in the area. Many would agree that there is actually no form of shortage of sought-after and high-quality golf courses across the city. However, as more golfers prefer to make Myrtle Beach their golfing vacation destination, the girlie and strip clubs have also sprouted to provide adult fun to them. The question is, will those bars affect demand for Myrtle Beach homes for sale?
Many Myrtle Beach realtors would personally assert that presence of such girlie … (0 comments)

List a home for sale Myrtle Beach - Five Secrets to listing your home for sale in Myrtle Beach
I receive at least one call every week from a property owner in Myrtle Beach wanting to know what it will take to get a piece of real estate to sell. Of course, most real estate agents will immediately want to lower the sellers price in order to make a quick sale without much work. This works for the agent in acquiring a commission check yet has does major damage to the financial picture of the seller.

The summer of 2011 has been very active and we have had our fingers crossed that we were about to make our turn to recovery. Myrtle Beach Real Estate Gets another Victory in Fight against Fraud
Three people have been charged with felony for fraud in the Myrtle Beach real estate. This is part of an ongoing federal investigation to crack down snared bankers, mortgage brokers, sellers, real estate agents, and developers across the area. Last April, Benedict Olberding, Melissa Butterworth, and Joseph Robert Guernsey were formally sued for allegedly defrauding Countrywide Bank and SunTrust Bank of up to $1 million in combined anomalous home loan applications.
For quite some time, unscrupulous people have been intending to defraud mortgage providers as they try to buy Myrtle … (0 comments)

New Property Tax Law Aims to Boost Myrtle Beach Real Estate
Last August 15, Governor Nikki Haley signed a new legislation that she said would revive South Carolina’s property market. The new law is an amendment to the state’s point of sale law, a policy wherein a real estate is taxed based on its valuation. Now, properties in the state would be taxed based on the purchase price, which would translate to leaner costs on the part of buyers.
The new law is expected to help further boost the already booming Myrtle Beach real estate market. Almost every Myrtle Beach realtor … (0 comments)

Airport Expansion Set to Help Further Boost Myrtle Beach Real Estate
The Myrtle Beach International Airport is currently undergoing a major expansion, which is set to be completed by next year. If construction would go uninterrupted, a new terminal would be scheduled to open in January 2013. Upon completion, the expansion and the new terminal would bring about six additional gates aside from the seven that are already operational today.
That would translate to more than 200,000 square-foot additional space. Needless to emphasize, it would also lead to more passengers that would be served. Of course, the airport expansion would benefit … (0 comments)

As a Myrtle Beach realtor, I am constantly being asked where the buyers will come from in the next five years? How will people get financing in the future since so many of them have bad credit due to their large debts?
