It’s been a while since I calculated the current absorption rates for real estate sales in Nanaimo. Using numbers supplied by VIREB (Vancouver Island Real Estate Board) I spent some time with my calculator to find the absorption rate as of the end of May 2014.   
Understanding the current absorption rate helps me understand the state of the real estate market in Nanaimo and where it is headed.

Great news for the real estate market in Nanaimo - the market is definitely 
improving.  
The First two months of 2014 have been busy!  In fact, in February 2014 there were
19% more sales of single family homes than there were in February 2013.  Additionally, 
there has been a small increase in the average sale price of single family 
homes, as compared to the same time last year.
Below is the average sale price of single family homes in Nanaimo by 
month, between October 2013 & February 2014.

As I was reviewing the Nanaimo real estate market, September sales stats, I noted that the numbers supported what I had been noticing in the marketplace. Sales are up and inventory levels are low.  
There were 57% more single family homes sold this September as compared to September 2012.  This is a massive increase!  However, single month stats do not always reflect the true state of the market.  To get a true feel for the state of the Nanaimo real estate market, one would need to look at year-to-date numbers.

Great news for the real estate market in Nanaimo - the market is definitely improving.  The past three months – April, May & June, have all shown steady increases in the number of sales and, albeit small, increases in the average sale price of single family homes.

The real estate market in Nanaimo is definitely improving.  May was the second month in a row where we saw an increase in sales of single family homes.  In fact, in May 2013 we also saw the average single family home price rise 2% over May 2012.
