sacramento real estate: Sacramento Short Sale Sellers - 01/27/11 04:53 AM
In an article on Sacramento Real Estate Voice this week, as a Sacramento Short Sale agent I felt it was time again to explain to the Sacramento homeowners that are having trouble paying their house payment and have fallen behind, just what some of their options are.
Sometimes, as a Sacramento homeowner who is going through a difficult time financially, you lose track of what is available in terms of help with that mortgage payment that you can no longer meet.
Some Sacramento homeowners have either lost their job, hours have been cut along with their paycheck, have experienced a divorce, … (6 comments)

sacramento real estate: Will Foreclosure Help REALLY Help? - 09/11/10 03:54 AM
On September 7, 2010, the Obama Administration implemented the long awaited help to struggling homeowners facing foreclosure. It's a plan that supposedly is to help at least 500,000 distressed homeowners throughout the U.S.
I wrote an article on Sacramento Real Estate Voice about this plan and how I thought it would help or NOT.
Does the Administration have a beat on the pulse of the struggling homeowner? Is California different from the rest of the Country? Is the Sacramento area that much more in distress than other parts of the United States? Did other states lose less equity and still have … (6 comments)

sacramento real estate: Where Is The Bailout Money When You Need It? - 02/04/09 02:54 AM
Where is all this bailout money that we as tax payers have paid banks?  As a Sacramento Realtor/Broker and owner of Riede Real Estate I am here to tell you that the banks have taken our money and bought out other banks and no telling what else...but they aren't helping the distressed homeowner.
For over a year there have been TV commercials stating that all you have to do is call your bank.  If you would like to see what a typical scenario of "just calling your bank," is like you really need to watch ABC news video were Congresswoman Waters … (6 comments)

sacramento real estate: Are You Thinking of Remodeling? You Might Want to Read This First - 02/01/09 04:39 PM
This week I was contacted by Jesse Herman, the Awareness Coordinator at the Mesothelioma Cancer Center who was looking for a Voice that would reach the Sacramento homeowners and home buyers.  Sacramento REAL Estate Voice was asked to help since so many of our readers live in Sacramento.  I always want to help be a service to my community and thought this was noteworthy.
You may want to share this with homeowners in your community, as well.
Since homes built prior to 1980 likely have asbestos insulation, it is important for Sacramento homeowners and home buyers to be aware of the hazard while remodeling as this … (7 comments)

sacramento real estate: Avoid Those Costly Mistakes - 01/17/09 04:12 AM
Be sure to read and find out just how you can avoid water damage in your kitchen. It's very simple but so many homeowners just don't know about it.
Did you buy a new refrigerator or maybe a house or condo this year that already had a refrigerator?
Do you have a refrigerator that is hooked-up to water allowing either ice cubes to be made or water from the door?
Water damage on a kitchen floor or worse yet, in the wall is very costly. Many refrigerators eventually leak water when the hose hook-up behind the refrigerator becomes old, bursts, breaks … (10 comments)

Or worse yet, had the exterior of your house painted and the color you chose made it look like you were a light house with a beacon lighting the neighborhood?

sacramento real estate: Time is NOT of the Essence! - 01/12/09 01:51 AM
What are your thoughts on Bankruptcy Judges handling the current Foreclosure crisis?
It's obvious that the servicers cannot keep up with the current demand of Short Sales and Foreclosures. Just today, when calling for an update on the two Short Sale listings I currently have listed where IndyMac Bank is the mortgage holder, I was told that they receive at least 500 new Short Sales per day!  The  Short Sale package was sent to IndyMac Bank along with offers for each at the beginning of October.
Needless to say, time has NOT been of the essence for IndyMac Bank.  Last week I was given email addresses … (15 comments)

sacramento real estate: New Homeowner Tax Deductions - 01/06/09 12:19 PM
Hey, congratulations on buying a home or condo this past year.
Do you know what is deductible on your taxes if you are a new homeowner? There were a lot of new home buyers this past year who bought homes in the Sacramento and surrounding areas that may not be aware of some of the homeowner deductions that you can take on you taxes in April.
As a Realtor in the Sacramento and surrounding areas, I send all my new homeowners a copy of their HUD1 Settlement Statements which when given to their tax accountant will help to insure that my clients receive all of the … (5 comments)

sacramento real estate: To Rent or To Own - That is the Question - 01/05/09 03:21 AM
Are you renting right now? Been a little scared about taking that first step toward buying a house or condo?
That's good.  I hope you are a little frightened.  You should be. Perhaps, with that attitude, you will do your homework, first.
Many of the homeowners in trouble right now, didn't have a Realtor that helped them find a good loan and many of them unfortunately didn't listen to their Realtor. If there is anything to be learned from what has happened with all these foreclosures, it is that a home buyer's home loan is the most important aspect in homeownership. … (2 comments)

sacramento real estate: A New Beginning With A New Year...CHANGE - 12/17/08 02:28 AM
With the new year approaching and new beginnings... change is on the horizon. It seemed appropriate to announce the start of my new Real Estate Company, Riede Real Estate here on Active Rain.
This week was my last week after many years with Remax. However, having been a Broker for several years it makes sense to strike out on my own.
One of the questions many of my friends who are not in Real Estate asked was, "how are you going to make it in this economy?"
I was perplexed by that question and asked what they meant.  "Well, doesn't Remax … (51 comments)
