sacramento: Don't Eat Out Before You Read This - 01/04/07 08:12 PM
As of January 1, 2007 Sacramento County will be the first in California to post color-coded signs displaying inspection results for food facilities. The inspections will occur more frequently and have rigorous standards to be met. Bathrooms will have to sparkle, kitchens gleam, food … (0 comments)

sacramento: Sacramento Real Estate - 11/04/06 03:10 AM
As a Broker and Realtor licensed in the State of California I am hereby, requesting that the good State of California begin to revamp their system for tracking predators especially those that are Realtors. Checking with finger printing only once when a Realtor first obtains their real estate license is not adequate. It must be done at a minimum of once per year. And in my opinion should be continually checked. In this age of automation, there is no excuse for the system to allow predators access to a homeowner's place of residence. Once a teacher has been labeled a predator, their … (0 comments)

The Spirit of Sacramento is a 110 foot paddle wheeler with several decks having both an inside view as well as the ability to roam the outside decks. We were all very grateful that the forecast rain did not … (5 comments)

sacramento: Sacramento Real Estate Market - 11/01/06 03:14 PM
The Sacramento Real Estate Market report for resale in September continued to show the cool down that we have been experiencing for a year. The stats for September show that we are down by 6.7% from August and down 38.1% from a year ago.
The median price for a home in Sacramento is for September is $363,000 which is down 5.7% compared to September of 2005.
Listings went down 12.3% from August which suggests that many Sellers took  their homes off the market and to wait, rather than reduce their prices.
The 6% drop in prices should not be considered anything but an adjustment since the economy … (0 comments)

sacramento: Buyer's Market In Sacramento California - 09/17/06 03:19 AM
Buyer's need to come out of hiding and realize that this is a Buyer's Market before interest rates creep up and they find themselves unable to purchase the property that they want. Although, current interest rates are nothing like what we experienced back in the 80's, as evidenced by Lenn Harley 's Historical Interest Rate for 30 Year Fixed Home Loan Chart. Real Estate is prime for Buyers, now. They can write their own ticket!
Most Sellers realize that the market has changed and have priced their properties accordingly. There are some fantastic deals out there waiting for Buyers. It is time to … (1 comments)

sacramento: Sacramento Real Estate - Crystal Ball - Latest Monthly Stats - 09/15/06 12:56 PM
Wondered what is happening with Real Estate in Sacramento County? Here are the stats for June, July, August and up to *Sept. 15, 2006. I reveal what my crystal ball indicates for Real Estate below.
While I look at my Crystal Ball, what I am finding is that obviously prices of homes are down. Most realtor have figured that out by now as well as many sellers and have placed their properties for sale at a competitive price. My thoughts of where the buyers are is strictly my own. I feel that buyers are first of all scared, secondly buyers believe … (2 comments)

sacramento: Selling a Home in Sacramento, California - 08/30/06 03:35 PM
"Is the bubble busting?" "Has it burst?" "Why haven't I sold my home?" These are typical questions sellers ask these days. Not to worry. Everyone keeps talking about this bubble and referring back to the 1990's. There is a swarm of evidence that proves, WE ARE NOT LIKE THE 1990's. In 1990 the interest rate was between 18%-19% interest and today we are below 7%...BIG DIFFERENCE. In the 1990's we were in an economic recession where there was a loss of jobs...today unemployment figures are low. So, you say...then what is the problem. Ok, I will give you my worth.
We had a frenzied market … (2 comments)

sacramento: Bubbles and Lender Consquences - 08/28/06 03:59 PM

It is time something is done about lenders who gave ridiculous loans to buyers knowing full well what the implications were. And the lenders who have barraged folks with refinancing to the point that the owners now may own their paid off car or the TV but are in foreclosure since they used all of their equity! This bothers the heck out of me.
Please read the following article that demonstrates the pitfalls of refinancing and taking equity out of your home to pay off credit cards, etc.
The No-Equity Loan Trap http://www.smartmoney.com/debt/advice/index.cfm?story=noequity by SmartMoney.comI know that a lot of people will say, "we'll they should … (2 comments)
