central florida: Flip this house - Or the art of being a rehabber - Post #1 - 12/18/07 12:25 PM
Hopefully in the next few days I will be purchasing a Central Florida house that I intend to buy, fix up, and then put back on the market and re-sell to an owner-occupant buyer.  I haven't done much of this in the last 18 months because of poor market conditions, but now that in my opinion the market is close to bottoming out I plan on getting back into it.  As I have stated in several previous blogs, good deals abound right now.  Investors need to be taking advantage of this time and not sitting on the sidelines watching and waiting.

central florida: Seminole County Florida property taxes - 11/12/07 03:14 AM
Tomorrow I have my first ever hearing before the Seminole County value adjustment board.  I am contesting the assessed value of one of my rental properties.
I have contested values in the past in Orange County, Florida and have been successful many times.  In Orange County I have always been able to work it out with the property appraiser's office prior to a hearing.  I did contest one of my Orange County rentals this year and was able to get the value reduced by almost $21,000.  This is a follow up from a prior blog, Central Florida property taxes, when I contested the … (0 comments)

central florida: A tribute to all veterans - 11/12/07 02:49 AM
Being that Veterans Day is upon us, I just wanted to take this time to thank all of the men and women who have served our country and its people throughout the years.  We are so very fortunate that so many people have sacrificed their time, energy, and many their lives in order to protect our country from those who choose to do us harm.
I want to say a big thank you to all of our troops in Iraq, Afghanistan, and throughout the world that are serving and protecting all of us.  I also want to thank all veterans who … (2 comments)

central florida: Local investment club spotlight - Lighthouse Landlords Association - 11/10/07 10:09 AM
The Lighthouse, an Association of Landlords was founded in 2005 as a non-profit trade association to assist landlords in their real estate investing activities.  The group has a monthly meeting on the 2nd Monday of every month at the RDV Sportsplex in Maitland, Florida. At the monthly meeting landlords and landlords-to-be get to meet and network with each other and discuss various ideas regarding the current real estate market, dealing with tenants and rental properties, and other real estate related topics.  Most months there is a speaker that speaks for about an hour regarding a specific area of real estate.
I am in charge of the legislative issues and get … (0 comments)

central florida: October 2007 MLS Statistics for Orange & Seminole County Florida - 11/09/07 02:02 AM
The latest MLS statistics for Orange & Seminole County Florida are out for the month ending October 2007.  Here is a direct link to the statistics.
The inventory statistics continue to show a flattening off trend. Inventory has continued to hover around 26,000 listings now for the 5th month in a row.  This is a good sign.  Just about everybody that bought during the run-up of 2004 and 2005 that wanted to sell has either sold, rented, or made some sort of decision regarding their property by now.  Of course they also might also be in foreclosure right now :-(  .

central florida: Florida MLS Listing Service upgrade - many new perks - 11/07/07 01:29 AM
We are proud and excited to announce our new and improved flat fee MLS listing service.  For nearly a decade now our firm has been providing this service to the Central Florida area.  Over the last year we have been slowly upgrading and modernizing our service plan to make it even better.
Our deal for many years has been to charge $299 to list your property, but we have always allowed investors who are members of the local investment clubs like Central Florida Realty Investors, Investors Resource Center, and Lighthouse Landlords Association to receive a $74 discount or pay the full amount … (0 comments)

central florida: Newspaper circulation is down - big surprise? - 11/06/07 02:08 AM
According to articles in the Orlando Sentinel and USA Today, newspapers around the country are reporting more declines in their circulation for both daily and Sunday readership. The Miami Herald down 7.7%, the Orlando Sentinel down 0.4%, Wall Street Journal down 1.53%, and the New York Times down 4.5% compared to last year's statistics.
One thing that they don't tell you in these statistics (something I still don't quite understand) is that many of the local papers will give you a free daily subscription if you buy a Sunday subscription.  I have gotten the Sunday Orlando Sentinel delivered to my house for about 15 … (16 comments)

central florida: Providing community information to customers - 11/03/07 02:43 AM
Customers are always asking what school district a house is in?  What are the crime rates for this neighborhood?  Are there any sexual predators nearby?  What is the makeup of the neighborhood?  Can I add a garage on to the back of this house?
I learned many years ago in GRI class that we as Realtors should not be the source of the information, but rather the "source of the source."  Realtors should tell them where to look up the information for themselves.  That way they can do their own research and it relieves Realtors from liability and the chance of mis-information.
I took the liberty … (2 comments)

central florida: Expansion of Mid Florida MLS - 11/01/07 02:44 AM
I have stated before just how powerful a marketing tool the local MLS has become.  The Mid-Florida Regional Multiple Listing Service which our firm is a member of is expanding some more.  5 Realtor Associations in Southwest Florida are joining in with Mid Florida MLS in 2008.
This is certainly good news for everyone involved and allows firms like ours to expand our MLS flat fee listing service to these other counties without the ridiculous overhead of fees to these small Realtor boards.
Here is a link to the E-newsletter regarding this expansion.  You can note that the Realtor association leaders in Venice … (6 comments)

central florida: Central Florida properties for sale - auction property also - 10/31/07 02:18 AM

1. 486 Spreading Oak Circle, Apopka, FL 32703.  2 bed / 2 bath attached villa.  The price is cheap.  This is a very unique situation.  It is in probate and the owners are quite motivated to move this property now.  It might even been possible to take over the mortgage payments because the only person liable for the … (0 comments)

central florida: What to look for with a flat fee MLS broker - 10/27/07 04:05 AM
Flat fee MLS, discount MLS, MLS-only listing, whatever you want to call it, it is the process for consumers to list their property into the local MLS and the related internet sites like Realtor.com for a few hundred dollars with the consumer doing the bulk of the work.  This sort of listing also offers the buyer's agent a commission of 2-3% or more if they procure a buyer for the property. I wrote a detailed explanation about this in a previous blog entitled A word about flat fee MLS listings .
This blog is a follow up article.  I want to describe things to look for in … (5 comments)

central florida: Soft market areas - 10/24/07 07:43 AM
With the market as slow as it is, people often ask me what areas and properties in Central Florida are still selling.  The properties that are struggling the most are (1) the areas where sellers are competing directly with builders, (2) the low income areas where buyers need all the help they can get, and (3) anything that is not a single-family house.  I will address these 3 items one-by-one.
(1) It is hard for existing home-sellers to compete directly with a builder. The builder has many properties for sale. Some of the national builders have thousands of properties throughout the country.  The builder can sacrifice some of … (5 comments)

central florida: How to screen for tenants - Part 2 - 10/16/07 04:22 AM
The next step in screening tenants is the application process.  One important thing to remember is to always offer an application to anyone that you show the property to.  This keeps it from looking like you might be discriminating against someone for whatever reason.  I normally just put property flyers and applications on the kitchen counter for people to take with them if they wish. If people want an application, I do a mini-interview with them for about 5-10 minutes just to make sure we aren't wasting everybody's time.
I inform everyone that takes an application that when they return it, I need … (2 comments)

central florida: Central Florida foreclosures - 10/14/07 02:57 AM
There was an article in today's Orlando Sentinel regarding the foreclosure market for Central Florida.  I wanted to highlight that the Sentinel has posted an interactive map on their website, so you can research foreclosure info by city, street, or zip code. I thought it was pretty interesting.  The highest concentration of foreclosures are (1) in the outlying areas that are competing with builder inventory, and (2) in the marginal low income neighborhoods.

central florida: How to screen for tenants - Part 1 - 10/13/07 09:56 AM
With the sales market as slow as it is right now, many sellers are becoming landlords by default because they need to do something to cover their monthly mortgage payment.  This has caused a spike in the number of rental properties in many markets.  A few weeks ago I blogged about how the Central Florida rental market had softened up quite a bit.  It seems like rental amounts have decreased and the quality of prospective tenants has also decreased.  I don't like to call some of these prospects the "Dregs of the Earth," but it is Halloween time so something must be going on.
When … (8 comments)

central florida: The art of the Lease Purchase - 10/03/07 07:35 AM
These things go by many names in the industry, lease purchase, lease option, lease with option to buy, rent to own.  They are all similar creatures.  I want to try and explain these a little bit at least from my own experience with them in Central Florida.  I am not a lawyer, nor do I play one on TV, but this is how I like to do these.
I like to call these arrangements a "lease purchase" and nothing else.  A lease purchase basically means that a tenant is renting the property and ultimately will purchase the property by the end of … (8 comments)

central florida: Tips on selling in a buyer's market - 09/27/07 01:12 PM
I originally posted this article on our company website in July 2007.
According to the Mid-Florida Regional MLS statistics, in month ending June 2007 in Orange & Seminole Counties there was only 1 sale for about every 18 properties on the market (1,431 sales closed vs. 25,923 listing inventory), so in order to sell you need to make your house stand out in a big way. These are general suggestions for helping to sell your property: 1. Price it right - below market value preferably. We typically recommend 5-10% under the other active listings nearby. For condominiums, townhouses, properties in outlying … (4 comments)
