According to statistics released by RealtyTrac and the Orlando Sentinel, Florida is the #2 state in the USA and Orlando is the #7 metro area in the USA for foreclosures being filed.  Whether you like them or not, short sales and foreclosures are here to stay for quite a while.   The trend doesn't seem to be slowing down one bit.

That's right, you heard me.  November and December are almost always the best time of year to buy a real estate deal.  The reason why is pretty simple.
           
(1) There are fewer buyers in the marketplace, and (2) sellers are much more motivated than in other times of the year because of tax reasons.  Let me elaborate a little bit here. 
#1.  The reason there are few buyers is obvious.  November and December starts the holiday season with Thanksgiving, Christmas, Hanukkah, Kwanzaa, New Years, and whatever other new holiday might pop up that I don't know about yet.  Buyers are busy shopping, … (3 comments)

The Orlando Sentinel had an article on the front page today about the sub-prime mortgage foreclosure situation.  All this isn't really anything new, but the article does have an interactive database with maps searchable by city or zip code. It's no surprise that most of the foreclosures are occurring in the outlying suburban areas like Poinciana, Palm Bay, Clermont, Davenport, Deltona, and Avalon Park as well as the more inner city urban areas like Pine Hills, Sanford, Apopka, and Azalea Park.

central florida foreclosures: Are these short sale lenders just plain crazy??? - 04/27/08 03:13 AM
What the heck is the problem with these short sale lenders???  I certainly can understand why they don't make a snap decision to approve these short sales.  Reducing the payoff of a $200,000 loan down to $150,000 is certainly not a decision to take lightly.  But on the same note, taking 4 months to make a counter-offer is absolutely ridiculous.
   I realize that a lender needs to verify that no sort of fraud was involved in both the original mortgage transaction and in the request for the short sale.  I also realize that a lender wants to make sure the property has … (21 comments)
