This is a quick summary of our flat fee MLS listing program. We currently service 25+ counties in Central Florida, South Florida, West Florida, the Space Coast, and the Treasure Coast.
With a Basic MLS Listing Plan, your property information along with up to 10 color photos gets placed into the local MLS and gets advertised onto the many websites associated with it like Realtor.com, Florida Living Network, Google Base, and many others. The house is very close to getting completed.  I am estimating 1 more week and we will be completely done.  The For Sale signs are out in the front yard and a newspaper ad is running in the Orlando Sentinel for the next 4 weeks.  The ad is short and sweet "Orlando NW - 3/2/2 like new, no $$ down, $169900, owner/broker" then the property address and my cell phone number.  Cost about $190 for the ad.  Once we finish up the inside, the property will get listed and into the MLS, internet sites, and some targeted marketing.

Many real estate firms offer a one-size-fits-all service to their customers.  It is a free marketplace, so that is their right.  Some customers do need all those services provided to them, and those customers will normally pay a higher price for doing so.  Our firm is different.  Of course we do offer the full service package just like the other firms do, but we also offer a menu of services for you to choose from.

We have expanded our flat fee MLS listing service yet again.  With the additions of Alachua County (metro Gainesville area), Citrus County (Inverness/Crystal River), and Nassau County (just north of Jax) that gives us a total of 22 Florida counties that we can list properties in the local MLS for you. 
The counties we now service are: Alachua, Brevard, Broward, Citrus, DeSoto, Flagler, Hardee, Hillsborough, Lake, Marion, Martin, Miami-Dade, Nassau, Orange, Osceola, East & Central Pasco, Palm Beach, Polk, Seminole, Saint Lucie, Sumter, and Volusia (West, Daytona, and New Smyrna).

I attended the View From the Trenches luncheon this afternoon put on by the Orlando Regional Realtor Association.  The official November market numbers won't be out until next week, but we did get a few of the numbers revealed to us at the luncheon.  I am not going to post them until they become official, however the numbers were a little better than those in October.

I've been wanting to do a statistical analysis of limited service listings compared to full-service listings for a while now.  I wanted to compare the 2 for listed vs. sold ratio, days on market, and sold price.  So today I did a very "unscientific" analysis by performing searches in our local MLS.
I did a search of 6 Florida counties surrounding Orlando - Lake, Orange, Osceola, Polk, Seminole, and W. Volusia Counties for the last 6 months (6/1/07 - 12/1/07).

Tomorrow I have my first ever hearing before the Seminole County value adjustment board.  I am contesting the assessed value of one of my rental properties.
