We acquire and list quite a few junker homes.  This particular one is a foreclosure home that I assume has been sitting empty for several months.  If you are thinking of diving into the foreclosure arena, this is what you will often find when you first take possession of one of these REO properties.
Often there is damage and neglect.  There is nearly always some personal property and trash left behind.

Last Friday Central Florida Realty Investors association put on a powerful discussion panel featuring Florida Deputy Attorney General John Pare', Mike Moore from the Florida Office of Financial Services, and 2 local real estate attorneys Bob Lerner and Joe Seagle.  The room was packed with at least 100 people coming from as far away as Tampa and Fort Meyers. 
  
This panel gave out a lot of true meat and potatoes as far as answering serious pertinent questions regarding the Florida Foreclosure Fraud Law FS 501.1377 as well as unlicensed activity by non-attorneys or real estate brokers.

Our firm has been providing short sale, foreclosure, and bank owned REO asset management in the Central Florida and metro Orlando area for quite a while now.  I actually worked my first short sale in 1999 when the real estate community (or at least I) was not familiar with the term "short sale."  I just knew that the seller owed basically what the home was worth but had to unload it due to a hardship plus pay closing costs and a commission to me.  Even back then it took me over 4 months to get the seller's lender to accept the deal, … (1 comments)

Whenever I take a buyer out to show properties in metro Orlando, the one thing that always stands out like a sore thumb is the number of properties listed as either short sales or bank foreclosures.   It seems like that in many areas that these listings make up 50% or more of the properties listed for sale.

A few weeks ago, I gave my "unofficial" opinions on this controversial new law that is now Florida Statute 501.1377 (formerly HB 643).  You can read the entire 14 page law at this link. Now some official opinions have come out on it. 
The big issue is that many non-scam artists appear to NOT be exempt or to be only partly exempt including lawyers, title companies, real estate brokers, sales associates, and owner occupant buyers. Here are some opinions that have come out on the new law:
