market statistics: Market statistics for April 2008 in Orange & Seminole County FL - 05/14/08 01:51 AM
The latest monthly market statistics for Orange County and Seminole County, FL have been posted by the Orlando Regional Realtor Association for the month ending April 2008.  Link to statistics.   
The trend from previous months has continued, and that is a good thing in my opinion.  The overall listing inventory has declined for the 4th month in a row and has not increased beyond the 26,000ish mark for now 10 months in a row.  This trend of a decline is very slight, but it is a decline.  Unfortunately, the decline is mainly from listings expiring or getting withdrawn and not from properties selling.  … (2 comments)

Here are the market statistics for Orange and Seminole County, Florida as released by the Orlando Regional Realtor Association for the month ending March 2008.  This is a more detailed PDF file link for the statistics.
Market inventory continues to stay around the 25-26,000 mark.  This makes it 10 months in a row that inventory levels have stayed at this mark.  One interesting thing is that the number of new listings actually decreased for the second month in a row.  Typically March is the beginning of Spring and the number of listings along with the listing inventory go way up from the Spring/Summer selling season.  … (0 comments)

The latest market statistics for Orange County and Seminole County, Florida are out for the month ending January 31, 2008.  You can get a full version of the report here. 
The inventory of listings continues to remain around the 25-26,000 mark for the 9th month in a row. The inventory dipped a little bit in December mainly because December 31 is typically a huge day for listings to expire (probably the biggest expiration day of every year). The home inventory in the MLS for January 31, was 25,274.

market statistics: November Statistics for Orange & Seminole County Florida - 12/12/07 07:27 AM
The latest sales figures are out for November 2007 Orange & Seminole Counties.  It looks like more of the same. 
The inventory of homes for sale was 26,172 for month ending November 30, 2007.  Inventory has been floating around the 26,000 mark since June, so that is 6 months in a row at that 26K number.  New listings dropped to 3,160 for November and sales also dropped to 963.  There is nearly always a seasonal slowdown from mid-November through mid-January because of the holidays, so December's numbers might be slightly worse than these.  I don't see how the inventory could get … (2 comments)

The latest MLS market statistics are out for the month ending September 2007.
The inventory of listings appears to be flattening off.  The number of homes on the market has been hovering around 25-26,000 ever since late Spring.  This is a good indication that the Orlando market is close to bottoming out.  Again, by bottoming out I don't many it is recovering and everything is rosy again.  Bottoming out to me means that inventory levels flatten off and the market gradually starts working itself back to a state of normalcy.
