orlando: Orlando's Church Street Station status in limbo

I remember growing up in Orlando with Church Street Station as a local hotspot. In the 1970's the skywriting planes would fly out every weekend and write "Rosies" in the sky (for Rosie O'Grady's club) to invite everyone down to the establishment.
In the 1980's the Church Street Market opened up with lots of restaurants, stores, and attractions. Horse carriage rides were common throughout downtown Orlando. You could see the beacon lights shining up in the clouds from Church Street all over town. I remember in high school going down to Church Street many times on weekends. I have stated many times just how powerful the MLS has become as a marketing tool. The MLS is used by all Realtors in a local area to locate properties for their customers. The MLS powers major websites like Realtor.com, Florida Living Network, Cyberhomes, Google Base, Yahoo, the local newspaper's sites, and hundreds of others. The Mid-Florida Regional Multiple Listing Service which our firm is a member of is expanding some more. 5 Realtor Associations in Southwest Florida have joined the Mid Florida MLS.

orlando: Some new affordable housing options in the City of Orlando

The City of Orlando has come up with another bright idea. Let's use our tax dollars to buy workforce housing. You can read a detailed article about this in yesterday's Orlando Sentinel. The city is considering charging devleopers a linkage fee to help pay for this. I always find it amusing that every statement or article on this subject describes the workforce as firefighters, teachers, and policemen. On top of all these professions already being government employees (which makes the government look pretty pathetic), many of these people work additional jobs on the side at great pay anyway. I talk to so many people that just aren't sure where this market is headed. I don't have a crystal ball, so I don't know either. However I do know a deal when I see it. And there are deals everywhere to be had. I have never seen so many good deals in the last 11 years of being a broker as I am seeing right now. We just picked up another deal for one of our customers in South Orlando. This bank foreclosure is a 3/2/2 block house for $109,000. Tomorrow I have my first ever hearing before the Seminole County value adjustment board. I am contesting the assessed value of one of my rental properties. I have contested values in the past in Orange County, Florida and have been successful many times. In Orange County I have always been able to work it out with the property appraiser's office prior to a hearing. I did contest one of my Orange County rentals this year and was able to get the value reduced by almost $21,000. The Lighthouse, an Association of Landlords was founded in 2005 as a non-profit trade association to assist landlords in their real estate investing activities. The group has a monthly meeting on the 2nd Monday of every month at the RDV Sportsplex in Maitland, Florida. At the monthly meeting landlords and landlords-to-be get to meet and network with each other and discuss various ideas regarding the current real estate market, dealing with tenants and rental properties, and other real estate related topics. Most months there is a speaker that speaks for about an hour regarding a specific area of real estate. I am in charge of the legislative issues and get (0 comments)

The latest MLS statistics for Orange & Seminole County Florida are out for the month ending October 2007. Here is a direct link to the statistics. The inventory statistics continue to show a flattening off trend. Inventory has continued to hover around 26,000 listings now for the 5th month in a row. This is a good sign. Just about everybody that bought during the run-up of 2004 and 2005 that wanted to sell has either sold, rented, or made some sort of decision regarding their property by now.
