While out visiting various foreclosure and abandoned houses you come across all types of interesting things.  Some crazy and some kind of cool things.  This is going to be an ongoing series of various photos of things that I find while on the foreclosure road.

I thought this was pretty cool.  2 of our firm's Realtors were interviewed and quoted in the front page article of today's Orlando Sentinel.  We have many short sale, foreclosure, and Orlando real estate experts working at our firm.  It is great seeing them get the recognition they deserve for their knowledge and expertise.

With the creation of Ebay, people have flocked to online sales.  Any REO Realtor has experienced an online auction here or there.  HUD has been holding online auctions with their homes for about 10 years now and fortunately I've sold many dozen of them over that time.

orlando foreclosures: Sad stories about foreclosures and real estate investing - 11/27/09 12:24 AM
A few months ago, one of my investment companies was served a summons.  Apparently the person I had sold the house to back in 2004 was in foreclosure and there was some sort of defect in the notarization of the deed when I sold it to him.  So they named my company in the foreclosure lawsuit in order to extinguish any possible title problem.  About every few weeks now, the plaintiff's attorney sends me some correspondence in the mail regarding the status of the foreclosure. January started the year off with a bang.  Although the market is still sluggish, deals are closing.  In fact our office had 19 closings in January. Many, but not all of these, were foreclosures, short sales, and bank owned deals.  Here is a sampling of some of the properties our Realtors sold last month.

According to statistics released by RealtyTrac and the Orlando Sentinel, Florida is the #2 state in the USA and Orlando is the #7 metro area in the USA for foreclosures being filed.  Whether you like them or not, short sales and foreclosures are here to stay for quite a while.   The trend doesn't seem to be slowing down one bit.

orlando foreclosures: Florida foreclosures get a Christmas vacation - 12/02/08 08:05 AM
Florida Governor Charlie Crist announced in a press conference today that he has been able to negotiate with some lenders including Bank of America/Countrywide to abate the foreclosure process for the next 45 days.   This is good news for some people that are really struggling. 
      
This abatement would be voluntary, will only affect some lenders, and will only apply to primary residences.  It also will not affect properties that are already in foreclosure - just new foreclosure filings.
Hopefully these people that are being given a break won't just put their head in the sand for another 6 weeks and spend their mortgage … (2 comments)

That's right, you heard me.  November and December are almost always the best time of year to buy a real estate deal.  The reason why is pretty simple.
           
(1) There are fewer buyers in the marketplace, and (2) sellers are much more motivated than in other times of the year because of tax reasons.  Let me elaborate a little bit here. 
#1.  The reason there are few buyers is obvious.  November and December starts the holiday season with Thanksgiving, Christmas, Hanukkah, Kwanzaa, New Years, and whatever other new holiday might pop up that I don't know about yet.  Buyers are busy shopping, … (3 comments)

The Orlando Sentinel had an article on the front page today about the sub-prime mortgage foreclosure situation.  All this isn't really anything new, but the article does have an interactive database with maps searchable by city or zip code. It's no surprise that most of the foreclosures are occurring in the outlying suburban areas like Poinciana, Palm Bay, Clermont, Davenport, Deltona, and Avalon Park as well as the more inner city urban areas like Pine Hills, Sanford, Apopka, and Azalea Park.

orlando foreclosures: The art of wholesaling - Part 3 - 05/04/08 02:57 AM
In this article, I will go over the actual structuring of wholesaling a property to another investor.  There are basically 2 different ways to structure this type of transaction.  One way is to assign the contract to the buyer, and the other way is to do a double closing a/k/a a simultaneous closing. How I structure this for the most-part depends on the amount of my profit.

What the heck is the problem with these short sale lenders???  I certainly can understand why they don't make a snap decision to approve these short sales.  Reducing the payoff of a $200,000 loan down to $150,000 is certainly not a decision to take lightly.  But on the same note, taking 4 months to make a counter-offer is absolutely ridiculous.
   I realize that a lender needs to verify that no sort of fraud was involved in both the original mortgage transaction and in the request for the short sale.  I also realize that a lender wants to make sure the property has … (21 comments)

orlando foreclosures: The art of wholesaling - Part 2 - 04/20/08 06:00 AM
Wholesaling is alive and well in Central Florida.  We just closed a deal last week for a 4 bed/2 bath block house in a working class neighborhood.  It had a few last minute glitches, but it did close.  Purchase price was $72,000 and the wholesale price to the investor was $81,000.  That left $9,000 as an assignment fee.  If you do the math, 9K/72K = 12.5%.  If an average commission is around 6%, you can clearly see that the fee earned was over double on this deal.  If all I did was list this property, I would have probably earned less than half of what I ended up earning from wholesaling it.

Whether you have a real estate license or not, you can profit big from wholesaling property.  Wholesaling in its simplest definition (at least my definition of it) is buying something at a cheap price and then marking it up slightly and re-selling it at a cheap price.  Other terminology for this transaction is contract assignment, property flipping, and buy low sell low.
