The Orlando Regional Realtor Association ® released the market figures for Orange County and Seminole County today. For the first time in several years now, I am optimistic about where the market is headed.  We still have a long way to go by all means, but the numbers are encouraging.  Inventory continues to decrease while sales continue to remain steady.  New listings are less than there were in February 2008 and days on the market continues to decrease.  Here is a direct link to all the statistics.  Orange County market statistics.

The market statistics for June 2008 have been released for Orange County and Seminole County, Florida.  The numbers are finally showing some real change.  There is no question to me that the market bottomed out during late 2007 / early 2008.  You can see the detailed reports provided by the Orlando Regional Realtor Association at this website.

What can I say?  I won't lie.  The real estate market is definitely very tough right now, no doubt, for nearly everyone throughout the industry.  However, as in any industry there are also plenty of good things going on.  I have always been one to have a positive attitude as best I can and try and find the silver lining behind the rain cloud.
I have repeatedly said over the last several months (and maybe put my reputation on the line) that the market appears to have bottomed out.  A market bottoming out does not mean in any way that the market will be flying high … (5 comments)

This past week I was fortunate enough to represent Central Florida Realty Investors (along with other members of the CFRI legislative committee) at the National Real Estate Investors Association first annual "Day on the Hill" in Washington D.C.
It was a thrilling and very eye opening experience for me.  I have been to Washington before, but this was the first time meeting with Representatives and Senators.  Actually we mostly met with their staffers because the Prime Minister of Ireland was addressing Congress and a big FAA vote was also happening (at least that is the excuse I was given :-).

I have not posted much lately about the house flip.  As I stated before with the market slow, there is not much to talk about until I can get a qualified buyer ready to do something.  Our average days on market in Central Florida is nearly 4 months, and this house has only been on the market about 2 1/2 months now.  The price has been reduced to $154,900 as of last week which puts it as one of the cheapest houses within miles that isn't a fixer-upper or a short sale. If you haven't already heard the news, the federal government will be issuing IRS tax rebate checks to most people this year. President Bush and the feds are hoping that people will spend their checks buying goods and services. By doing so, this will hopefully stimulate the economy and help financial conditions to improve.

March was another great month for deals.  It hasn't been since the hurricanes of 2004 that I have seen so many great deals out there.  Sellers are dumping properties left and right, and savvy buyers are jumping in and buying them up.
   Some deals our firm was involved with in just the last month:  Pine Hills 4/2 for 72K. Lockhart 3/2/2 for 101K. College Park 2/2 for 115K. Poinciana 3/2/2 for 79K. Debary 3/1 for 95K.

I remember growing up in Orlando with Church Street Station as a local hotspot.  In the 1970's the skywriting planes would fly out every weekend and write "Rosies" in the sky (for Rosie O'Grady's club) to invite everyone down to the establishment. 
    
In the 1980's the Church Street Market opened up with lots of restaurants, stores, and attractions.  Horse carriage rides were common throughout downtown Orlando.  You could see the beacon lights shining up in the clouds from Church Street all over town.  I remember in high school going down to Church Street many times on weekends. orlando realtor: County and city leaders abusing Florida's retirement program - 03/24/08 04:38 AM
Has anybody been following this ongoing story? Many Florida city and county employees are getting paid their regular salary in addition to an early retirement check.  Where else could something like this exist but in the realms of the government???
