Another year and December 2012 is behind us. Despite inventory being down, more great deals are selling. And not all foreclosure and short sale deals. About half of them are regular old traditional home sales. Check out this sampling of homes that we sold last month in metro Orlando.

orlando short sales: Central Florida homes are selling briskly with the $8000 tax credit deadline looming - 10/11/09 02:44 AM
Interesting story in today's Orlando Sentinel.  It goes into depth of one man's saga to try and buy a decent home before the $8000 tax credit runs out.  After 4 months of looking, the would be buyer gave up because everything he liked either sold with multiple offers or else could not pass FHA financing standards. Now that we are in mid-October, anybody that doesn't put a house under contract immediately is going to struggle to meet the deadline if they are trying to obtain conventional or FHA financing.

Short sales and double closings - a controversial subject to sale the least. Many Realtors have never even heard of this type of transaction while many real estate investors have done dozens of these transactions successfully.  There are even some very highly respected real estate "gurus" out there teaching how to do these.  Just do a quick Google search and you will find several people selling courses and trainings on how to make giant profits by doing these type of transactions.

Yes this is a rant. 
I simply don't get this.  By now nearly everybody has gotten the word.  Short sales stink.  The process for so many homeowners, buyers, Realtors, title companies, mortgage brokers, etc. is often unbelievably long, frustrating, and painful.  And even when you do get the short saling lender to finally come back with a reply months later, the buyer has often given up and disappeared.  Why aren't the banks forced to use some of their TARP money to expedite short sales?

Last Friday Central Florida Realty Investors association put on a powerful discussion panel featuring Florida Deputy Attorney General John Pare', Mike Moore from the Florida Office of Financial Services, and 2 local real estate attorneys Bob Lerner and Joe Seagle.  The room was packed with at least 100 people coming from as far away as Tampa and Fort Meyers. 
  
This panel gave out a lot of true meat and potatoes as far as answering serious pertinent questions regarding the Florida Foreclosure Fraud Law FS 501.1377 as well as unlicensed activity by non-attorneys or real estate brokers.

I wrote some articles similar to this last year.  This is an updated version of those articles.  If you are still successfully in the real estate business right now, you need to give yourself a big pat on the back because I know first-hand how brutal the marketplace is.  Especially here in Central Florida where we are #7 on the nationwide foreclosure high list.

orlando short sales: Florida foreclosures get a Christmas vacation - 12/02/08 08:05 AM
Florida Governor Charlie Crist announced in a press conference today that he has been able to negotiate with some lenders including Bank of America/Countrywide to abate the foreclosure process for the next 45 days.   This is good news for some people that are really struggling. 
      
This abatement would be voluntary, will only affect some lenders, and will only apply to primary residences.  It also will not affect properties that are already in foreclosure - just new foreclosure filings.
Hopefully these people that are being given a break won't just put their head in the sand for another 6 weeks and spend their mortgage … (2 comments)

That's right, you heard me.  November and December are almost always the best time of year to buy a real estate deal.  The reason why is pretty simple.
           
(1) There are fewer buyers in the marketplace, and (2) sellers are much more motivated than in other times of the year because of tax reasons.  Let me elaborate a little bit here. 
#1.  The reason there are few buyers is obvious.  November and December starts the holiday season with Thanksgiving, Christmas, Hanukkah, Kwanzaa, New Years, and whatever other new holiday might pop up that I don't know about yet.  Buyers are busy shopping, … (3 comments)

In spite of some of the previous articles I have written on this subject, there is a definite positive side to the short sale business. When a homeowner is "upside down" on their property for whatever reason, something must be done to solve their problem.  Believe me that with the way the market is right now, lenders do not want foreclose on another property.  Lenders are already up to their eyeballs in foreclosures, short sales, and REOs.  If they can resolve another bad loan, that is a good thing for all parties involved.

Short sales seem to be all the buzz of the last year or so.  Every time I attend a broker breakfast or a committee meeting at the board of Realtors, it seems like everyone is practically asleep until the topic of short sales gets brought up.  Then the whole room goes into a frenzy.  Some Realtors get so emotional on this subject that we almost need to bring in a referee to "break it up".
