orlando: Newspaper circulation is down - big surprise? - 11/06/07 02:08 AM
According to articles in the Orlando Sentinel and USA Today, newspapers around the country are reporting more declines in their circulation for both daily and Sunday readership. The Miami Herald down 7.7%, the Orlando Sentinel down 0.4%, Wall Street Journal down 1.53%, and the New York Times down 4.5% compared to last year's statistics.
One thing that they don't tell you in these statistics (something I still don't quite understand) is that many of the local papers will give you a free daily subscription if you buy a Sunday subscription.  I have gotten the Sunday Orlando Sentinel delivered to my house for about 15 … (16 comments)

orlando: Florida property tax cut passed - 10/30/07 03:27 AM
The Florida legislature approved a property tax deal yesterday on the final day of the special session.  The changes will now be put on the ballot in January for voters to decide on.
I have not read through the proposal in detail, but it does appear to have some positive changes in it.  The highlights of the proposal are:
A doubled homestead exemption from $25,000 to $50,000.Making the Save Our Homes tax savings portable if you sell your home and buy another.A 10% cap on annual tax increases for non-homestead and commercial properties.A $25,000 exemption on personal property taxes for businesses and landlords.I am glad … (4 comments)

Flat fee MLS, discount MLS, MLS-only listing, whatever you want to call it, it is the process for consumers to list their property into the local MLS and the related internet sites like Realtor.com for a few hundred dollars with the consumer doing the bulk of the work.  This sort of listing also offers the buyer's agent a commission of 2-3% or more if they procure a buyer for the property. With the market as slow as it is, people often ask me what areas and properties in Central Florida are still selling.  The properties that are struggling the most are (1) the areas where sellers are competing directly with builders, (2) the low income areas where buyers need all the help they can get, and (3) anything that is not a single-family house.  I will address these 3 items one-by-one.

orlando: Central Florida foreclosures - 10/14/07 02:57 AM
There was an article in today's Orlando Sentinel regarding the foreclosure market for Central Florida.  I wanted to highlight that the Sentinel has posted an interactive map on their website, so you can research foreclosure info by city, street, or zip code. I thought it was pretty interesting.  The highest concentration of foreclosures are (1) in the outlying areas that are competing with builder inventory, and (2) in the marginal low income neighborhoods.

orlando: September MLS Statistics Orange & Seminole County Florida - 10/11/07 07:38 AM
The latest MLS market statistics are out for the month ending September 2007.
The inventory of listings appears to be flattening off.  The number of homes on the market has been hovering around 25-26,000 ever since late Spring.  This is a good indication that the Orlando market is close to bottoming out.  Again, by bottoming out I don't many it is recovering and everything is rosy again.  Bottoming out to me means that inventory levels flatten off and the market gradually starts working itself back to a state of normalcy.

orlando: Proposed super-homestead tax exemption in trouble - 09/25/07 01:43 AM
The proposed constitutional amendment that would dramatically change the Florida homestead property tax exemption laws is under major challenge today.  A judge in Leon County has ruled that the language going on the ballot in January is "misleading and inaccurate".  This ruling may be a blessing in disguise.  Hopefully this will force the legislature to go back to the drawing board and give us some real relief for not only homesteaders but also for rental properties and businesses.  There is an article with more details about the ruling in today's Orlando Sentinel.

Yesterday marked the first day of Autumn.  It still does not feel like it yet here in Central Florida.  The unofficial first day of Autumn in my book is October 15.  Somewhere in mid-October the weather always seems to change.  The humidity we have had for 5 months disappears, we get our first cold front of the season (at least a mild one), and we get the next 7 months of absolutely wonderful weather (high in the 70s and 80s instead of 95).  It has been so hot this summer that I am quite revved up for a little chill in the air.  … (0 comments)

With the market as tough as it is for sellers right now, it is a great time to buy if you have a good exit strategy in place.  We just closed on a block house yesterday in a nice area of College Park in Orlando.  It was listed in the MLS for 249K.  It was a probate situation and the heirs were fighting between each other.  The house does need some updating, a roof, and has some serious termite damage but otherwise appears to be pretty solid.  There are plenty of comparable sales around it for the 249K price, but the … (0 comments)

About once or twice every week, I email out our current inventory of wholesale and investment properties.  Every property on the list is something that would be a decent deal from an investment standpoint.  Meaning it either has 20% or more in equity available, it will bring in a positive cashflow, or it has potential once developed to bring in an acceptable profit.  The list encompasses all of Central Florida and includes houses, multi-family, vacant land, and some small commercial.

Being a UCF alumni it is very exciting to see how far things have come at the University of Central Florida. It wasn't that long ago when the college was basically a college for locals to attend with a mediocre athletic program and a small campus out in the boondocks.
The school has really become a vibrant first class place and we should all be proud to have these facilities in our own backyard. This first game in a new stadium.  What a great day for Orlando and UCF.

Most of the headlines today regarding real estate have to do with the slumping sales and mortgage market.  I have not heard much about the rental market.  I don't do property management for others, but I do have a rental portfolio of my own.
Several people have asked me over the last few weeks what my thoughts are on the rental market.  People want to know which direction rents are headed.  Property taxes and insurance premiums have gone way up over the last few years and landlords want to increase their rents to cover these increased payments.  There are 2 big factors though.

My mother-in-law is starting up a cleaning service for houses and buildings.  Rates are very affordable.  She has been cleaning my rehab and rental properties for 7 or 8 years now and does a fantastic job!  Once I started using her services, I literally never cleaned one of my own properties ever again  - and I love that 8-)  .  She does sweeping, mopping, vacuuming, dusting, minor trash removal (no dumpster jobs), wiping down, bleaching, cleaning windows inside and out, blinds, kitchens and baths, etc.
