Watching the late night infomercials, it seems so simple to buy a house or building, find tenants, and get cash flow for life.  Until I became a landlord, I never realized what interesting characters some people were.  Every single one of these clauses is the result of some problem that came up during the term of a lease.  After that problem was resolved I made sure that all of my future leases covered that particular issue.  Well, here is tonight's top 10 list (or at least the first half of the list) of favorite clauses to put in a lease:

These things go by many names in the industry, lease purchase, lease option, lease with option to buy, rent to own.  They are all similar creatures.  I want to try and explain these a little bit at least from my own experience with them in Central Florida.  I am not a lawyer, nor do I play one on TV, but this is how I like to do these.
