Continuing with last week's changes, I decided that it was most logical to include the areas surrounding Lake Arrowhead (Arrowhead Villas, Cedar Glen, Deer Lodge Park, Twin Peaks, Rim Forest, Blue Jay, Agua Fria, Crest Park, Crest Estates and Skyforest) with the statistics for Arrowhead Woods - after all, they are the communities that "surround" Lake Arrowhead.  I'll continue to post separately, market statistics for Lake Arrowhead lakefront properties (because they truly are a unique segment), Crestline, and the Running Springs communities (including Running Springs, Arrowbear and Green Valley Lake).

recent sales: Lake Arrowhead Real Estate: Weekly Market Update (10/05/08 through 10/11/08) - 10/13/08 06:13 AM
Numbers are declining across the board, pretty much....total inventory is down another 10 or so to 990 units and houses in escrow are down to 86.  Only 5 properties sold this past week, though there were 40 new listings.The 5 properties that sold averaged only 76.9 days on market, though the list to sell percentage was way down (due to one house in Running Springs that was listed for $515,000 and sold for $360,000 - or 69.9% of the list price).  Including that sale, the list to sell percentage for last week was 93%....if you take that one property out, the list … (0 comments)

The total number of active single family homes in our multiple listing service dipped down below 1000 units this past week to 995.  This is a seasonal thing, so doesn't mean much more than we're approaching Fall and Summer is coming to an end.  Correspondingly, there are a fewer homes in escrow...but not by much - 89 to be exact (34 in Arrowhead Woods and 25 more in Crestline).  There were healthy numbers of new listings across the mountain (45, with 20 of them in Arrowhead Woods) and 19 properties sold (11 of which were in the woods).One lakefront home closed … (0 comments)

This post deals strictly with ARROWHEAD WOODS statistics as compared quarterly to the prior year's activity.  This report is for single-family residences only and does not include lakefront homes, condos or lots.  We are tracking information regarding new listings and properties sold.  We are also looking at some of the averages - days on market and the list to sale percentages. 
Though new listings were up, as was the median list price, the number of sales were down and the median sales price was WAY down (this tells me that the lower end of the market is where the deals are being done in … (0 comments)

This post deals strictly with ARROWHEAD WOODS statistics as compared monthly to the prior year's activity.  This report is for single-family residences only and does not include lakefront homes, condos or lots.  We are tracking information regarding new listings and properties sold.  We are also looking at some of the averages - days on market and the list to sale percentages. 
As you can see, there were 25 more new listings in '08 than in '07, though the median list price went down about $17K.  House sales were also 10 up over the prior year, though the median list price went down $40K.  Average … (0 comments)

Today is Wednesday, not Monday, and I'm aware that this is a couple days late...sorry.  Michelle and Haley and I had the opportunity to "get off the rock" for a few days of vacation, so we took it!  But, back to the grind...and here are some exciting numbers for the past week's activity:This last week, in Arrowhead Woods, there were 22 new listings...that's almost as many as the total mountain had the week prior to that!  As a matter of fact, there were 43 new listings mountain-wide - that's a huge number (up from 28 the week before).Last week I said … (0 comments)

Thirty new listings this past week, including a bank-owned, 2 br 1 ba A-frame home in Arrowhead Woods for only $169,900!!!  This one will go quick, so call if you think you might be interested....Total inventory, as of today, for single family residences is to 1043 units.  There are currently 113 homes in escrow and six properties closed escrow with an average days on market of 127.8 days and list to sale percentages (on average) of 92.5%.

recent sales: Lake Arrowhead Real Estate: New Construction Homes For Sale - 09/02/08 10:26 AM
Over Labor Day weekend, two new construction homes in Arrowhead Woods were sold....both of them were listed for only $375,000!  One has a one-car garage and the other has a two-car.  Both are on access roads, but they are well-built by reputable local companies.  I think they are both fabulous deals...and got me to wondering what else was out there in the new construction market.
Currently, mountain-wide, there are 47 homes listed with a year-built of 2008.  Some are not even finished yet, or are in various stages of construction.  The price range of these new homes is from $179,900 to $4,600,000.  … (0 comments)

Thirty four new listings, from Crestline to Green Valley Lake,  made their way onto the market this past week - just in time for the Labor Day holiday.  This brings the total inventory of single family homes in the multiple listing service to 1048.There are currently 103 homes in escrow and 9 properties sold in the week's time.  Those 9 homes had sales prices that averaged 97.75% of their list prices and were on the market for an average of 143.5 days.

recent sales: Lake Arrowhead Real Estate: Weekly Market Update (08/17/08 through 08/23/08) - 08/25/08 06:14 AM
Forty new listings his the market this past week (10 more than the week prior), bring the total inventory in our MLS for single family homes to 1063 units.  We continue to see about 100 homes in escrow, but this last week had almost twice as many properties close escrow (18) than the prior week (10).Days on market took a huge drop - way under 100 days - to 89.1, while the list -to-sale percentage only went down 1% to 95.2%.Should the three pending lakefront sales close escrow successfully, the median sale price for lakefront homes this year will go up … (1 comments)

There were only 9 new Arrowhead Woods listings on the agent tour this week, including one condo and one lakefront.  We're still seeing a number of price reductions as the summer winds down - many sellers are positioning themselves for the holiday weekend and are hoping to get an offer before colder weather sets in.
The agents in this week's "tour re-cap" meeting gave the thumbs-up to these half-dozen homes:

It was a fairly average week on the mountain - 30 new listings makes 1073 the total number of single family homes currently for sale in our multiple listing service.  There are 98 homes in escrow right now and 10 properties successfully closed.  The average days on market for the sold homes was 132.4 days and the average list-to-sale percentage was 96.2% (ranging from 91.0% in the Running Springs communities to 102.7% for the Crestline area).Nothing too exciting...we're still seeing more buyer activity than we've seen in a while and I project that we'll see some price reductions and more … (0 comments)

Lakefronts have typically been a very sound investment for the people who can afford them.  Currently, there are 37 properties to choose from, ranging in price from $899,000 to $10,500.  North, south, east or west, there is a lakefront property to suit all tastes and preferences. 
Even though the lake is just about full to capacity (5104.55 feet as of Friday - full is 5106.16), the pace of lakefront sales is lagging behind previous years....several years, in fact.  Year-to-date, there have been 9 lakefront properties sold with a median sale price of $1,693,000.

We're seeing some mild up and down movement in the market this past week, though on the whole, things are still looking up (in my opinion).New listings were back up over last week to 44 (up 11 over last week), bringing the entire inventory of single family residences currently on the market (from Crestline, through Lake Arrowhead and including Running Springs) to 1069 listings (up 11 from last week).There are 99 homes currently in escrow and 12 homes sold (same as last week).  Days on market dropped down again to 131 days and the list to sale percentages came back up … (1 comments)
