Interesting week in mountain real estate.  Lakefronts posted a big batch of new listings with 4 new properties added to their ranks, bringing the total number of lakefront homes currently on the market to 37.  Additionally, there are 4 lakefront properties in escrow.  As predicted, the lakefront market is gaining momentum....Average days on market in Arrowhead Woods dropped way down to 77.8 days (for the 6 homes that sold this past week - the median was even lower at 59 days on market.If you think that is pretty low, check out the week Crestline had:  With 7 properties sold, the median days on … (0 comments)

A nearly identical repeat of last week's numbers - 36 new listings, 114 in escrow and 15 sold in the areas of Crestline, Lake Arrowhead and Running Springs (and all their associated sub-communities).  Days on market averages just over 100 days and the list to sale percentages (on average) were at a bit more than 96.5%.

Fewer listings this week that has been the norm lately at 30 homes.  This brings the total, MLS-wide to 1019 active, residential listings.  Still over 100 properties in escrow (103 to be exact).  Good weather should bring buyers up to look.  There is more activity throughout the office - should translate to some more sales in the weeks to come....

Still a good number of new listings are making their way onto the market.  Of course, the push for most was to get their homes listed prior to the holiday weekend.  It was a busy weekend on the mountain, though poor weather hampered some showings and open houses.  Fifty four new listings from Crestline to Green Valley Lake this past week, 110 properties in escrow and, as last week, 9 properties sold (5 of them in Crestline).    Not one single sale in Arrowhead Woods this week....

New listings in Arrowhead Woods more than doubled the prior week's number with 32 (versus 14 for the previous 7 days).  This puts the total inventory in Arrowhead Woods (not including, lots, lakefronts or condos) to 389 homes.  There were 55 new listings in the entire multiple listing service (not including out of area listings) and there are currently 108 houses in escrow.  Of the nine properties that sold this week, the average list to sale percentage was 91.625%, with sales in Running Springs dipping below 90% to 87.1%.  We are seeing some very low days-on-market for homes that hit the … (1 comments)

This week there were 36 new listings from Crestline to Green Valley Lake and all areas in between.  Fourteen listings mountain-wide successfully closed escrow with the average listing selling for 95% of the list price.  Arrowhead Woods and Running Springs showed an average number of days on market of 228.6 and 418.7, respectively.  Could this indicate that the old inventory is starting to move?  Does this show that sellers are getting realistic with their prices or that buyers are becoming more convinced that now is the time to buy?  I think some of each....

Listings, listings, listings - 48 new ones this past week hit the multiple listing service for areas from Crestline to Green Valley Lake.   Of the 5 sales in Arrowhead Woods, the average days on market was under 100 (though for all the sales reported in the mls for this past week (9), the average was still about 6 months).  Just over 100 properties are currently in escrow and more to come....

New listings continue to come on the market, with a total of 64 from peak-to-peak (Crestline to Green Valley Lake and all places in-between).  Only 7 sales posted this week, though there are nearly a hundred in the pipeline (in escrow).  The average days on market this week are considerably lower than in recent times - Arrowhead Woods averaging 121.7 days on market and Running Springs averaging 77.25 days.

Forty eight new listings in our MLS this week and 11 sales.  Most areas showed marked decreases in average number of days on market  and an increase in list to sale price percentages.  This would indicate, to me, that buyers are coming into the market and are willing to pay what they feel are reasonable prices.  I also feel, as I've mentioned before, that sellers at this time of year, are sticking closer to their list prices feeling that the majority of the "selling season" is still ahead.

Here come the listings!  As expected, listing numbers continue to climb - four weeks ago there were 26 new listings from Crestline, through Lake Arrowhead and up to Green Valley Lake (and everywhere in between).  This week there are 50 new listings including two lakefront properties.  Buyer activity is definitely increased and the media is starting to support the idea that now is the time to buy.

Lakefront activity at zero, though with Spring and Summer coming, it won't be that way for long.  About 35 new residential listings mountain-wide and well over 100 homes in escrow.  Rates for 30-year fixed mortgages are fantastic and there are many properties to choose from.  Personally, buyer activity has been noticeably increased over the last week or two.  More and more people are coming around to the idea that the bottom is here (or is close enough any way) to feel confident about moving forward with a purchase.  Good deals are going quickly, so stay on top of price reductions and new listings....

Keeping you up-to-date with current market conditions.  Twenty-nine new listings from Crestline to Green Valley Lake (and all places in-between) and almost 100 homes in escrow.  With good weather on the horizon, buyers should be making the trip to the mountains to look at property.  Bank-owned homes are getting a ton of attention and good deals are to be had.  New listings coming on to the market everyday as Spring has "sprung."
