experienced agent: PRE-APPROVAL OF YOUR MORTGAGE - THE FIRST STEP IN HOME OWNERSHIP - 07/25/17 08:18 PM
WHY A MORTGAGE PRE-APPROVAL IS IMPORTANT
An important ingredient in a successful home search is knowing how much you can afford. You don’t want to fall in love with a property only to find out it’s outside your price range.
That’s why I recommend getting a Mortgage Pre-Approval. This is a document from your bank or other lender stating how much of a mortgage they are willing to give you. There are several advantages to getting this pre-approval:
THE BENEFITS OF A MORTGAGE PRE-APPROVAL It gives you the peace-of-mind of knowing you can afford homes you view on the market, and won’t have problems arranging … (0 comments)

experienced agent: Your Agent is Busy So You Are You Calling Me? - 09/02/16 10:55 PM

We are winding down from summer vacation time, when I'm sure, like me, most of you took some time off to relax.  How did you handle your absence with your clients?
So, you're away for a few days... and you didn't engage the services of a colleague to take your calls while away  (which in my opinion is a big mistake).  I always want to provide great service to my clients whether I am away, or in town.  I always arrange with another agent to take my calls, when I am away and one very important thing we do is, sign … (1 comments)

experienced agent: NEGOTIATING, NOT COMPROMISE - A PROCESS OF GETTING TO THE END RESULT - 05/26/16 10:25 PM
What is Negotiation?  Negotiating is NOT compromise.
Negotiation is a proces of how we get to the end result, not the end result itself.. Its how we get there.  Not to say we should lost sight of the end result, but paying more attention to HOW we get there.. its all about the process.

So why would we think we need to learn the art of negotiation if our clients are happy and our deals come together.  Many of us are not aware of some pretty significant statistics on this subject.
Here are some eye opening stats from the NAR Profile of Home Buyers

experienced agent: RENOVATING? THROW OUT THE BUDGET... AND ALLOW DOUBLE THE TIME - 05/10/16 10:21 PM
RENOVATING?  BE PREPARED TO BUDGET FOR MORE TIME & MONEY!!For those of you who have lived through the renovation process of a kitchen, in particular, you know how frustrating it can be… not to mention the inconvenience
Although the time frame for this work will be carefully planned, be prepared for the unknown when they start breaking down the walls... or when parts don't arrive on time, or something is installed incorrectly and has to be removed, corrected and re-installed.
I went through that process a few years ago and was having one wall pushed back about 2 feet to enlarge my kitchen and they … (0 comments)

experienced agent: CURB APPEAL - THE WAY TO ENTICE BUYERS INSIDE YOUR HOME - 11/07/14 11:14 PM
Curb Appeal…. How Important Is It?

While most home owners concentrate on "dressing" or "staging" the interior of the home, most forget about the exterior!!
A vast majority of home buyers decide whether or not to look inside a home, based on their first impressions of the outside… does it have “curb appeal?” ..the view they see when they drive by or arrive for a showing. You can ensure people want to come inside your home by spending some time working on its exterior appearance, making it inviting for buyers to want to see more.
Most potential buyers find it … (3 comments)

experienced agent: STRONG COOKING/PLUGIN ODOURS WHEN SELLING YOUR HOME - 11/07/14 11:02 PM
Having a fresh clean scent in your home is very inviting, or the pleasant odour of cookies or bread baking in the oven!!   Strong plug-ins, or harsh cooking odours are one way to discourage buyers from taking a careful look at your home and usually will not take the time to look at the home seriously, especially if someone is alleric to a specific odour.
