I'm sure we've all had many situations arise over our real estate careers, when the deposit cheque didn't arrive in time. or the waiver for financing almost didn't make it on time.. or there were problems with a home inspection that could compromise the firming up of the deal.

The Fall market in my area typically begins about mid September, after Labour day and when the children are back at school.

I'm sure this has happened to many of you... and I can't understand realtors who actually describe their listings in such a very misleading manor. 
Quite often I take clients to see with what appears to be a gorgeous home based on the description on the listing and the photograph of the exterior.  The homes are usually in great neighbourhoods.... with lovely manicured lawns... and the description of the interiors sound fantastic. They state things such as "move-in condition", " shows 10+++"  "dutch clean."

A couple of year ago I met a new client, and and after viewing 8 properties we submitted an offer on something which was ultimately successful.  However, after the home inspectionon Friday afternoon there were major deficiencies revealed that would have cost more than $7,000 for my client to repair, in addition to cosmetic changes that the home required.  We signed a Mutual Release and submitted it to the other agent, explaining that my client did not want to proceed because of the many deficiencies.
