Connecticut is an area rich in traditions. This past weekend New Haven hosted the Yale-Harvard football game, which brought the city to gridlock - again. This is an event steeped in tradition, down to the wearing of those huge raccoon coats. Did you know that the game of football as we know it today, was largely developed by Connecticut native and Yale grad Walter Camp, class of 1880? Camp is known as the "Father of American Football". In thanksgiving, I am going to write about things we should be grateful for this week. Today, I would like to focus on the volunteers in our local communities, who contribute so much to the quality of life we enjoy. In particular, I'd like to talk about the generosity of the people of Greater New Haven .
Last night my family attended a fundraiser at the Shubert Theatre in New Haven to benefit the Clifford W. Beers Child Guidance Clinic. People often ask me what is takes to be a successful real estate agent. The above referenced skill set comes to mind. In a market like this, it takes experience to know that the economy will eventually turn around. We need to convey that sense of hope to our clients, and particularly to our buyers who are frozen with fear at the thought of putting their hard earned dollars down on a property that may drop in value. In this week of romance, I want to remind you that something powerful and undefinable happens when we agents match the right house to the right buyer. I call it "hearing the violins". The buyer's face takes on a misty and dreamy countenance. There is this sense of urgency to run back to my office to write the offer that will make the deal happen. Then there is the incessant driving by the property at all times of the day and night. Our buyers invite everyone they know to drive by too, for the purpose of admiring their choice for a new home. I say this to every seller I meet. It gets them thinking about making a favorable impression. I walk around the house and yard with them, asking them to play the role of the potential buyer. It can be enlightening - or not. Sometimes sellers will speak with pride about renovations or redecorating they did 40 years ago and how much value that adds to the proprerty. We may have to work with that, so my mantra with sellers is Quality-Order-Serenity.

Location, location, location. Never has this old adage been more important in real estate. In this volatile market, there are great buying opportunities, but I would only consider properties in the most desirable areas. The Spring market is almost here, and more buyers are out looking, but they are taking their time to make decisions. Their theme is fear: fear of deflation, fear of unemployment and a general insecurity about the economy. I remember a similar market in the early 1990s.
