Purchasing a home is a major financial event, it must be treated like the business transaction that it is. Home buyers should always work with a buyer's agent, not doing so is reckless and unwise.
Buyer Beware in GeorgiaWhile home sellers are obligated to accurately complete a seller's disclosure, little faith should be placed in them. Buyers must complete the research they deem important before the end of due diligence.
Best of luck suing and winning a case where the home seller might not have been completely transparent on the disclosure. Same for suing agents, exceptionally low chance of victory.

Cue Sinatra..."Regrets, I have a few...". Last survey taken (Q4 22), over 70% of home buyers had regrets about their purchase. Chalk it up to FOMO, the pandemic, the free money, the low rates...whatever. Experienced agents knew the last two years were a buyer minefield, most did what they could to keep clients from stepping on one. The rookies and pandemic agents....who knows.
The results of the survey are not good:

Do buyers "need" a buyer's agent to buy a home? No. Is it smart to do it alone? No. The reasons why are many, as opposed to the two main ones for not using one - saving money and "I know the market". Buyers will not save money; buyer representation is almost always at no cost and despite the piles of "data" on line, unless it's properly applied it's just white noise. Dual agency is a terrible idea and the listing agent will ALWAYS keep the seller's best interests first.
