Now that the real estate slump has been declared over and real estate markets begin to heat up, it’s a good time to refresh ourselves with “agent speak”. Are some listing agents lying, stretching or just dumb? If even a fraction of listings existed as represented, buyer nirvana would be found. Puffery and exaggeration are the norm of course, fortunately most buyers understand that. But the problem of real estate agents exaggerating or blatantly misrepresenting a home has and continues to cause problems.  Here’s a quick tip sheet (by no means complete - please feel free to add) to help cut through the nonsense:

real estate agent: Is Ignorance Bliss? Many Listing Agents Seem to Think So - 11/28/12 03:22 AM
Does being accurate matter in this business? Does data matter? Apparently not, as many listing agents seem either ignorant of it or to simply choose to ignore it. How does an agent, knowing data exists that completely undermines the list price, not disclose this to a seller?
Two weeks ago, a new CARTUS relocation listing appears, we walked it the day it was listed and wrote an offer that evening. The offer was written from an appraiser’s viewpoint – which I happen to be. A study conducted by the Stanford University Sociology Department confirms what many in this industry don't seem to grasp;  it’s never okay to just start talking to someone you don’t know. The real estate industry seems to have a hard time with this, recommending that agents continuously and vigorously push their status with anyone they know and don't know in an attempt to secure business. Now this study tends to support what many already know - no one cares and all those trapped with incessant banter wish you would just zip it. I was way ahead of the hotness curve on this one. Back in 2/11 we revealed studies that indicated that Good Looking Agents Sell More Homes and now the industry is playing catch up. I was moved by the article titled “ I Wasn’t Going To Buy This House Until I Saw The Realtor’s Headshot On The Sign” and after reviewing that, I knew this was a topic that we had to comment upon. A huge THANKS to all agents that don’t answer the phone when it rings or feel the need to return calls the following day…or between the hours of blah blah. I appreciate the business that you send me – keep it up. Over the weekend I had two solid buyers and a renter tell me that they called two to four different agents looking for help and info – and I was the only one to pick up the phone. I referred the rental and have two new solid buyer clients.

real estate agent: Nonsensical Dime Store Designations Need to Stop! - 01/11/12 04:26 AM
If there’s a better industry for obfuscation of a practitioner’s qualifications than the real estate industry, please let me know. I challenge anyone to give me a list of alphabetical nonsense designations nearly as long as that which we regularly see in this business. I know our “trade organizations” need money to keep doing whatever it is they claim to do, but really, it might be time to ease up on the mail order alphabet soup nonsense.
