purchase loans: Increased loan limits for 2018 effective January 1st

I'm not sure if you knew, but this is kind of a big deal!
Fannie and Freddie have increased their loan limits, effective January 1st, 2018.
Up until 2016 the limits had not increased for the prior 10 years when it was stuck at $417,000 for a 1 unit property in the contiguous states. In 2017 that limit was increased to $424,100 and now it's $453,100!

Months ago I had approached the program directors at the Real Estate Investor Associations and a couple of Real Estate Investor clubs I frequently visit to ask them to add as a speaker one of the state's mortage licensing representatives to speak on the requirements to legally lend on residential properties. The response was, "no thanks, that would just bore the daylights out of our group," and a few thought it just wasn't relevent enough for their attendees. Our complex had an informational meeting the other night about amending our by-laws and other paperwork to keep our homeowners association FHA approved, some of the owners were actually against it. I have been speaking with a few neighbors since this came up and here was their problem (keep in mind I was furious when I started hearing this), they thought it may attract buyers that were less than desirable due to the lower down payment required by FHA and if there were any special assessments they may not be able to afford them and eventually end up in bankruptcy or foreclosure.
