Last night I called Heather and let her know I was going to be late for dinner. I just got a call to do a drive by BPO and I was going to take the order. I live in Teton Valley Idaho (ID)and the servicer wanted me to do a broker price opinion in Grovertown Indiana (IN).
The servicer’s accent made me wonder if she was a virtual assistant from somewhere outside of the US. Not that everyone in the US would know that ID is for Idaho and IN is for Indiana. In fact I am not sure (9 comments)

We are starting to see a shift in our market. Where just last year it was common to see offers state “buyer is offering on multiple property and will buy only one” now we are seeing multiple buyers offering on the same property. In one situation a cabin in rough shape on a town lot hit the market Friday and by Monday had 7 offers. Two of the offers for above ask and one by nearly 130% of ask price. I have suggested that buyers consider the value of the property, not what will someone else likely bid. (2 comments)

More than 3,000 new jobs created in April! Idaho Jobless Rate Falls a tenth of a point from a record 9.7 percent to 9.6 percent. April 2010 the rate of unemployment was 9.1 percent. For Teton County, the unemployment rate dropped almost 3 percent from 9.1 percent in March to 6.7 percent in April. The drop partially contributed to the longer ski season at Targhee. After 33 months of job declines, April was the fourth straight month that current job totals exceeded earlier years' levels. The economy had 3,600 more jobs than in April 2010. The national inventory of REO properties rose in March to a record high of 2.2 million. Foreclosure starts also increased by 33 percent month-over-month, according to the March Mortgage Monitor report by Lending Processing Services Inc. However, it's not all doom and gloom for the housing market. The report revealed a significant increase in foreclosure sales, which is helping to chip away at the swelling inventories that are battering many markets. Also, delinquencies continue to decline, which is a sign of fewer foreclosures brewing in the pipeline. Delinquencies fell more than 11 percent in March from February - the lowest level (0 comments)

Lots of Homes offered for sale here in Teton Valley Idaho thru auction companies such as Williams & Williams. What is the pattern and why are they not sold? Steps to get there: •1. Seller tries to sell for 12 months to pay off dept. •2. Offered for 6 to 12 months as a short sale at or just below market value. •3. Home gets foreclosed on and enters the market again as REO (bank owned). •4. 5% per month reduction in price. •5. 6 to 12 months later goes to auction. •6.
