buyers: Shift from Multiple Properties to Multiple Buyers - 04/30/12 11:47 PM
 We are starting to see a shift in our market. Where just last year it was common to see offers state “buyer is offering on multiple property and will buy only one” now we are seeing multiple buyers offering on the same property.
 In one situation a cabin in rough shape on a town lot hit the market Friday and by Monday had 7 offers. Two of the offers for above ask and one by nearly 130% of ask price.
 I have suggested that buyers consider the value of the property, not what will someone else likely bid.

As bank foreclosures have slowed and short sales are fewer in the market we have need for some homes to present to our buyers.

·          Home up to $1,000,000 with acreage – high end finishes
·          High end home up to $700,000.  
·          Home with horse property/acreage up to $350,000.
·          Ski Hill Rd area rental property $250,000 to $450,000.

Heather and I have some Clients that have contracted with us to sell their High End Homes in Teton Valley Idaho. We have homes in the Driggs, Victor and Tetonia area. Our goal in business is to do the very best we can for each and every Client. So when we got a call on Thursday afternoon to show Shadows Den on Friday we had the snow removed from the decks, made sure the home was ready to present and reworked our Friday to ensure we had time to show it well.

I awoke at 4:04am this morning and my first thought was "why hire ME" to represent BUYERS and SELLERS in Idaho? I just answered my own question. I awoke and my first thought was WHY HIRE ME! Sure there are some other reasons like:
•·         An Understanding of the market and Real Estate Investing
•·         Great Negotiation skills (and people skills)
•·         I will assist in mortgage approval (work closely with bankers)
•·         I understand Distressed Property

I asked a fellow Realtor if he knew of anything available to purchase that was currently not in the M.L.S. and explained what my buyer was looking for. buyers: Teton Valley Real Estate Trends Follow 6 to 12 months - 01/28/10 12:13 AM
As I have visited Bankers and Accountants we have discussed the local Teton Valley Real Estate Market following California and Florida as well as other large markets by 6 to 12 months. These trends may be in part by second home buyers originating from these other markets and in part by sellers of those markets becoming buyers in ours.
