home: 2012 The NEW Real Estate Normal
- 02/23/12 11:48 PM
Our year has started out much better, hope yours has as well. I am looking forward to finding the new normal in the real estate equation.
I hit the pillow on the eve of 2012 and thought "This is going to be a good year". I asked my Real estate partner Heather (and wife, yes I sleep with my business partner) if she thought people all around the U.S. would be thinking the same thing?
Don't YOU think people are ready for a change? A change for the better!

home: Price, Presentation and MARKETING to SELL Your Home
- 11/18/11 02:33 AM
Price - Yes you must price your home properly to move it. An overpriced home will set! Real estate agents hear this all the time, "Let's just price the home high and see if there is anyone that just falls in love with it." The reality is in the numbers!
Presentation - Want a Realtor to list your home? OK, get it clean, de clutered and ready to show. When your Real Estate agent comes to the listing presentation they are interviewing the Seller as well as being interviewed. That is if they are a good agent. Show them you (0 comments)

West Group closed Friday August 5th on a home in Teton Reserve, we love it when our clients are happy. I like what I do! Does this mean I never have to work? (I read once that if you like what you do "you never have to work".)
The gulf course is now open to the public and there is a clubhouse that serves lunch. This project is moving forward and appears to be a good option for homeowners that want to be on a gulf course. (0 comments)

home: 3 Tips to Help You SELL YOUR HOME
- 06/09/11 07:49 AM
Here are 3 tips to help you Sell your Home: 1. Price your home correctly from the beginning. You will show the home more in the first 30 to 60 days, so start with a competitive price from the start. 2. Sweeten the Deal. Extra incentives like appliances included, flat screen TV's that are mounted and fit a certain spot or a dining table that really makes the room can be included in the sell. These kinds of things may help you close the Deal. Other options are paying closing costs, buying down the buyer's interest rate or selling agent bonus. Until (4 comments)

As we expand into new markets we also expand our technology. West Group Real Estate now Listing Homes for sale and offering buyer services in the St Anthony and Rexburg areas of Fremont County and Madison County Idaho. In Teton Valley we do not use the Supra Keys and lock boxes. So when I locked the door and realized I just locked the key in the lockbox with the infrared key on the kitchen counter it dawned on me that with every new technology comes a learning curve. I had just secured the back door by screwing some plywood inside and (0 comments)

In Idaho as well as nationally home Buyers are trending to Simpler and Smaller as well as Greener homes that fit their needs for housing. Some of the Benefits: •· Less time for maintain, cleaning and care. More time for living! •· Smaller impact on our environment (building materials and heating/cooling) •· More cost effective •· In-laws can stay at a motel (no need for the guest room) •· Example for the next generation. •· Less of a visual impact on the neighborhood. Here is a survey taken by trulia:
The reduced price is $145,000.00 for 2.8 acres with manufactured home. The property is surrounded by City of Victor and has various development and investment opportunities. Here is a link to the single property web site: http://930w7800s.isnow4sale.com/
Listed by County this report includes DOM (days on the market), Median Sales Price (50% of the homes sold are below and 50% of the homes sold are above), the median differs from the average, if one sale of 2.5 million takes place it causes the average to go way up but does not affect the median as drastically. Private equity firms are stepping up to lend home builders the money they can't get from banks. Rates are usually somewhere between 15 percent and 20 percent. Don Faye, a part owner of Presidio Residential Capital, says the best customers are small builders seeking loans of a few million dollars. While such loans are expensive, they often come with few requests for documentation of construction costs, says John Burns, CEO of John Burns Real Estate Consulting.Source: The Wall Street Journal, James R. Need help? The home you want for sale in Driggs Victor and Tetonia Idaho is out there. I asked a fellow Realtor if he knew of anything available to purchase that was currently not in the M.L.S. and explained what my buyer was looking for. "Wait till something that interests your buyer comes onto the M.L.S." was his answer. Then he said he did not like it when buyers looked outside the M.L.S. for homes to purchase. home: How do YOU want to be Remembered when the Dust Settles, Invest Responsibly
- 01/16/10 12:50 AM
Invest Wisely, Invest Responsibly. People will remember how you acted. Just a thought, there is a big difference between someone that wants value in their purchase and someone that wants to "steal" a home or property for profit. Have some regard for others. I made a living investing in real estate this last decade and built a reputation on win-win deals that worked for all parties. Someday, hopefully soon our real estate market will recover. How do you want to be remembered when the dust settles. Shark, or "Pillar of Society"? Sure we want to make money, but at what cost? (3 comments)
