homes: Shift from Multiple Properties to Multiple Buyers - 04/30/12 11:47 PM
 We are starting to see a shift in our market. Where just last year it was common to see offers state “buyer is offering on multiple property and will buy only one” now we are seeing multiple buyers offering on the same property.
 In one situation a cabin in rough shape on a town lot hit the market Friday and by Monday had 7 offers. Two of the offers for above ask and one by nearly 130% of ask price.
 I have suggested that buyers consider the value of the property, not what will someone else likely bid.

Coming this month our local MLS has made available to us new features to help present market Reports to Buyers and Seller in Teton Valley Idaho. This will help us (the professionals) make information about homes and property sold as well as inventory and market conditions more accessible to our customers and clients.

I am constantly on a quest to learn. Yesterday I attended a conference with guest speaker Kris Miller about Social Media and how it applies to RE marketing. My goal is to help people market and sell their Homes or Property for Sale in the Teton Valley Idaho area including; Driggs, Victor, Tetonia. One of the key thoughts I left with is "Just Ask". Homes for sale, time to take advantage of the great deals in Teton Valley Idaho, Driggs, Victor, Tetonia and Teton County. Three and a half months left to take advantage of the tax credits to purchase homes. If you arrange financing ahead of time it is possible to close a property in 45 (best case, 20+/-) days.  That leaves roughly 60 days to find the house that fits your needs, negotiate the contract and make a deal.
