market: Shift from Multiple Properties to Multiple Buyers - 04/30/12 11:47 PM
 We are starting to see a shift in our market. Where just last year it was common to see offers state “buyer is offering on multiple property and will buy only one” now we are seeing multiple buyers offering on the same property.
 In one situation a cabin in rough shape on a town lot hit the market Friday and by Monday had 7 offers. Two of the offers for above ask and one by nearly 130% of ask price.
 I have suggested that buyers consider the value of the property, not what will someone else likely bid.

Historicaly the National Trends are 6 to 8 months ahead of Teton Valley Idaho. So what is in store for our Commercial Real Estate Market? My personal opinion is that it is a good time to buy!

market: Teton Valley Real Estate Trends Follow 6 to 12 months - 01/28/10 12:13 AM
As I have visited Bankers and Accountants we have discussed the local Teton Valley Real Estate Market following California and Florida as well as other large markets by 6 to 12 months. These trends may be in part by second home buyers originating from these other markets and in part by sellers of those markets becoming buyers in ours.
In any event, I have been suggesting for months that we will end up with a supply shortage in the near future. I think by late in 2010 or early in 2011 we will see a shortage of housing inventory. Construction has … (0 comments)

market: Now is a Great Time to Take Advantage of Historically Favorable Loan Rates - 12/21/09 11:13 AM
With real estate prices low, in my opinion now is a great time to take advantage of historically favorable loan rates. I am not a lender, but I have heard reports that the Fed kept rates unchanged, indicating they would try to keep rates low for some time, and warned that long term security purchases would cease at the end of the 1st quarter in 2010. For the week interest rates fell by more than a 1/4 of a discount point.
Low mortgage rates plus Low real estate market values equal great opportunity.

We had a great Thanksgiving day in Teton Valley. This is such a great place to live and raise a family. Now that real estate has come off of the peak of the market, more people will be able to live and work in the area.

•·         Make sure your due diligence is completed properly
•·         How can I increase the value of my investment
•·         Time spent verses gain realized
•·         Internal rate of return
•·         Long term hold or resale
•·         If resale, can I offer for sale below current market value

To put it simply, a Value Proposition is what you offer your clients and customers for their money. What is yours and how are you letting your market know? If you have something special to offer, let your prospects and clients know what that something is. Inform your consumers why you earn your commission. If you change something about the way you do business in a way that will add value to your clients, market it! A great way to get the message out is by emailing, post it on your web site, or blog about it.

market: Low interest rates and low housing prices - 10/07/09 03:36 PM
Things are looking up for the real estate market, according to Realty Times. Pending home sales are up by 6.4%. This is the 7th straight month in the National Association of Realtors Forward Looking Index, the longest streak since 2001, an important indicator of where the real estate market is heading.
Regionally pending sales are up 8.2% in the Northeast, 7.6% in the Midwest, less than 1% in the South, an impressive 16% in the Western states. Nationwide new home sales are also up 7/10 of 1% according to the commerce dept.
