short sale: I’m Gonna be Late for Dinner Again - 05/01/12 11:49 PM
Last night I called Heather and let her know I was going to be late for dinner. I just got a call to do a drive by BPO and I was going to take the order. I live in Teton Valley Idaho (ID)and the servicer wanted me to do a broker price opinion in Grovertown Indiana (IN).
 

The servicer’s accent made me wonder if she was a virtual assistant from somewhere outside of the US. Not that everyone in the US would know that ID is for Idaho and IN is for Indiana. In fact I am not sure … (9 comments)

short sale: Shift from Multiple Properties to Multiple Buyers - 04/30/12 11:47 PM
 We are starting to see a shift in our market. Where just last year it was common to see offers state “buyer is offering on multiple property and will buy only one” now we are seeing multiple buyers offering on the same property.
 In one situation a cabin in rough shape on a town lot hit the market Friday and by Monday had 7 offers. Two of the offers for above ask and one by nearly 130% of ask price.
 I have suggested that buyers consider the value of the property, not what will someone else likely bid.

As bank foreclosures have slowed and short sales are fewer in the market we have need for some homes to present to our buyers.

short sale: Teton County Idaho Record LOW monthly Foreclosures - 11/10/11 11:36 AM
As reported by Alliance Title Company the foreclosure report for the month of October in Teton County Idaho was down to a record LOW of $806,076.13 and our year to date at 34,300,790 is down more than half of last years year to date numbers.
 
From a monthly high of over 28 million in Jan 2010 this is a huge decrease in foreclosure.
Banks are showing a willingness to cooperate with sellers on Short Sales and allowing them to exit more gracefully.

I am a Broker in both Idaho and Wyoming. With Cerifications for Equator, e-PRO, GRI and SFR (Short Sale and Foreclosure) I just asked myself "What does it REALLY Mean"?
After considering this for a moment I offer this:
 
Each and every Certification course and test comes with a learning experience (you would expect that right) When we are willing to spend time, money and effort to gain accreditation we show a commitment to learning. Some of these although redundant are simply a third party confirming you have knowledge of a topic.

At least here in Teton County Idaho Banks are NOT Forclosing most of the homes that have been scedueled for sale. Here is a simple chart to help provide some of the statistics involving the foreclosure market:

While there are fewer Foreclosures, short sales seem to be getting easier and more streamlined. Short sales seem to be the best option for the owners and the lenders.

short sale: Idaho Jobless Rate Falls, New Home Foreclosures - 05/28/11 03:37 AM
More than 3,000 new jobs created in April! Idaho Jobless Rate Falls a tenth of a point from a record 9.7 percent to 9.6 percent. April 2010 the rate of unemployment was 9.1 percent.
For Teton County, the unemployment rate dropped almost 3 percent from 9.1 percent in March to 6.7 percent in April. The drop partially contributed to the longer ski season at Targhee.
After 33 months of job declines, April was the fourth straight month that current job totals exceeded earlier years' levels. The economy had 3,600 more jobs than in April 2010.

I went through the MLS and pulled out sales in Teton Valley Idaho including Driggs, Victor and Tetonia for the last year to see how many where REO (Bank Owned) or Short Sales compared to Private Sales. Here is a graph of what I found.

Lots of Homes offered for sale here in Teton Valley Idaho thru auction companies such as Williams & Williams. What is the pattern and why are they not sold?
Steps to get there:
•1.      Seller tries to sell for 12 months to pay off dept.
•2.      Offered for 6 to 12 months as a short sale at or just below market value.
•3.      Home gets foreclosed on and enters the market again as REO (bank owned).
•4.      5% per month reduction in price.
•5.      6 to 12 months later goes to auction.
