wilson: After The Storm

When it was easy in the Real Estate Business there was a migration to the business. People quit their real job for a Real Estate business to make some easy money. During the storm there was an exodus. That’s when I got back into the business. People thought I was crazy. Why would you want to be in the RE Brokerage business now?! After the Storm, when the sun comes out the survivors will be standing in the sun and will appreciate the fact that they survived the storm. I am the Broker for West Group Real Estate and we are Cerified through Equator to handle Short Sale transactions. We are also Cerified through The Realtor(c) Association as a Short Sale and Foreclosure Resource. Around 90% of our transactions in the last few years have been with REO, Short Sale or distressed properties (if you can imagine that). Unsure about what to do? Need someone to discuss options with? wilson: What does a Certification REALLY Mean?

I am a Broker in both Idaho and Wyoming. With Cerifications for Equator, e-PRO, GRI and SFR (Short Sale and Foreclosure) I just asked myself "What does it REALLY Mean"? After considering this for a moment I offer this:
Each and every Certification course and test comes with a learning experience (you would expect that right) When we are willing to spend time, money and effort to gain accreditation we show a commitment to learning. Some of these although redundant are simply a third party confirming you have knowledge of a topic. I have a desire to learn. These (2 comments)

I read in a marketing book a while back a phrase about getting your "UNFAIR SHARE" of the market. I have used this to explain how I was doing in our down market and had a conversation with an Architect friend, this is something how it went: Q: How is your brokerage doing? A: We are getting our unfair share. I am thankful for opportunities that have come our way. Architect: Unfair share sounds somewhat negative, I see how hard you have been working. That is like saying you are getting your "unfair" share of the sunlight because you crawled out of the cave and stood (4 comments)

You will show the home more in the first 30 to 60 days, so start with a competitive price from the start. 2. Sweeten the Deal. Extra incentives like appliances included, flat screen TV's that are mounted and fit a certain spot or a dining table that really makes the room can be included in the sell.
