Chestnut Springs Spring 2013 Market Report

The number of sales in Chestnut Springs declined just a bit in the spring of 2013 as compared to the same time in 2012. Prices went up on average 1% which represents slow but steady growth.
 
There are currently 4 Active listings showing in the MLS of middle Tennessee. Of those, 2 have financing contingencies on them. That leaves 2 for sale. Inventory continues to stay low with a less than 4 month supply of homes for sale.

Chestnut Springs is the poster child for our Middle Tennessee Real Estate market! Sales are up 400% for the Quarter and almost double for the year. Prices are up for both!
The Chestnut Springs inventory is so low it's non-existent! The 3 Active Listings all have some type of contingency on them. That means that even if you wanted to Purchase a home in Chestnut Springs, nothing is available!

The number of sales in Chestnut Springs remained the same in the first 6 months of 2012 as compared to the same time in 2011. Prices went up on average 2% which represents steady growth.
Chestnut Springs remains the most affordable neighborhood in Brentwood TN. Built in 2002 to 2004, the all brick homes have attracted many young families, business professionals and retirees who are not interested in the typical large yards one finds in Brentwood. The Homeowners association fee includes lawn care.

Chestnut Springs 2011 Market Report

Nashville TN Real Estate is experiencing a rise in home sales. Brentwood is no different. All of the area is still experiencing different amounts of decreases in sales prices.
 
 
Chestnut Springs is seeing the opposite. The number of sales is down but the prices have gone up. This is a great thing for Chestnut Springs.
There are only 3 homes for sale at this time. One of these has a Home Sale Contingency.(The Buyer must sell their own home before they can proceed to closing).

Chestnut Springs sales are down a bit in 2011 compared with sales in 2010. The numbers below show year-to-date.
 

The actual Third Quarter of 2011 only had a single closing compared to 4 closings in 2010.
Chestnut Springs currently has 6 properties for sale, 2 of which have financing contingencies. This is one of the most affordable neighborhoods in Brentwood which has an Average Sales Price of $582,000.
Buyers should be gobbling up these listings!

Chestnut Springs has seen activity the first 6 months of 2011 very similar to the same time in 2010. Many areas saw a decrease in sales, due to, one assumes, the lack of the Tax Incentive.
 
 
Chestnut Springs had 5 sales in 2010 and 4 sales in 2011. Very little difference even though the chart shows them down by 20%.

Chestnut Springs saw and 83% increase in sales from 2009 to 2010! Price were down a bit but not dramatically. The Days on the Market really came down this past year. All of this shows that our market is starting to stablize.
Chestnut Springs is still one of the most affordable neighborhoods in Brentwood. With prices below $300,000 buyers have to go to Nolensville or South Franklin to get into the North Williamson County School District. The average price of a home in Brentwood is over $600,000.

Chestnut Springs had seen sales increase 50% this year. In 2009, only 6 homes had sold by this time where 9 properties have already closed in 2010. The numbers below show the average sales prices. Since only one property closed during this period in 2009, it's hard to say what the average might have been. If you take the price/square foot, the 2009 property sold at $135/sqft where the 2010 properties sold at almost $133/sqft or less than 2% less than the prior year.

Chestnut Springs has been consistent if nothing else. One closing first quarter in both 2009 and 2010. It's hard to say that prices are up or down unless it's the same house or floor plan. What we do see is that 4 of the 8 active listings have contract contingencies on them.

Chestnut Springs is still the most affordable neighborhood in Brentwood. Because the association fee pays for the lawn care, the neighborhood consistantly look neat and inviting. The sales in this neighborhood don't chang much from year to year. The buyers are sometimes First time Homebuyers and others move up from south Davidson County.
 
Prices show a decrease of 5% from 2008 to 2009. Looking closer, we can eliminate the forclosure property and that puts the decrease at only 4%. Not bad for a neighborhood when sales are down up … (0 comments)

Chestnut Springs, located on the western side of Brentwood is one of the most affordable neighborhoods in Brentwood. Because of this, sales are generally consistant and the sales for 2009 are very much that compared to 2008. Last year, 2008, 7 homes sold in the first 3 quarters and this year, 2009, 6 sold.
At the time of this report there were 7 properties listed for sale with an average of 70 days on the market.

Sales of Homes in Chestnut Springs have basically doubled this year. There are 5 closed to date and one pending. The time on the market has increased by almost 100 days and the prices are down 7% on average.
What we're seeing is that the lower priced homes have started to move and the upper end continues to sit on the market. The 7% decrease in price is high for Brentwood TN home sales, where the average has stayed below 4%.

One thing for certain in the Brentwood TN Real Estate Market, is that Nothing is for certain! Wow did that make sense???I just posted how there were no closings in Raintree Forest for the first half of last year, but there were several from July to December. Just the contrary in Chestnut Springs. There were 3 closings the first quarter of 2008 and 4 for the second. Then none after that.2009 has started off promising.
