Bradford Hills 2016  Market Report
Bradford Hills saw a slight increase in sales in 2016 compared to 2015 but the prices really picked up. Days on the Market is not listed because it didn't change at all. The MLS shows the days to sell at 42 but the actual time is much shorter. The clock doesn't stop ticking until the contingencies are removed.
 
 
An interesting thing to note with this report is that the average list price and average sales price changed by only .02%. Many of the homes sold at or above listing price. The market is still very tight here.

It's always exciting to report good news. Once again, Nashville has seen an increase in sales and an increase in the sales price. Just in October, sales were up 33% over October of 2011. The year to date closings exceed all of the closings for 2011.
The amount of the e price increase may seem insignificant. But the direction is the most important. It is the seventh month in a row for sales to increase.

The Greater Nashville Association of Realtors reported that there were 1377 closings in January 2012 up 25% from the 1101 closings in January 2011! January sales have increased each year since 2009. While this is great news, we still have a long way to go.
 
There were 1615 pending sales at the end of the month of January compared to 1270 in the same time period of 2011. Inventory is down to 17,949 compared to 20,347 in January of 2011.

Sales are up 29% in the Nashville TN Real Estate market for August!
We've compiled the Average Asking Prices and Average Sales prices.
 
 

 
You see the Adjusted numbers because when we looked at the statistics, 2011 had a wider range of numbers.
 
In 2010, the minimum sales price was $12,000 and the Maximum sales price was $935,000. In 2011 the minimum sales price was $3,150 but the Maximum was $3,750,000. In fact there were 16 homes that sold over $935,000 in 2011.

Homes sales are up in Holt Woods for the first quarter of 2011. With the sales in general down 10% in the Metropolitan Nashville area, Holt Woods sales were up 300%. Prices are down everywhere and this is also the case here.

Nashville Home Sales were down about 3 percent in February this year over February of 2010. But overall sales for this year are up just over 15% so far!
The Average List Price for homes that closed in February 2011 was $259,459.
The Average List Price for homes that closed in February 2010 was $235,386.
The Average Sales Price for homes that closed in February 2011 was $243,991.
The Average Sales Price for homes that closed in February 2010 was $223,015.

Nashville TN Homes Sales Increase for Fifth Straight Month
A 3.2% increase doesn't seem to be a lot but after 2 years of declining home sales and home prices, anything in the positive direction is a call for celebration.
The GNAR - Greater Nashville Association of Realtors - released the following statement:

Nashville TN Home sales continue to be down 30% compared to 2008. Though there has been an increase in the past 2 months due to the $8000 Tax Credit for First Time Home Buyers, the average for the first 3 quarters combined is still the 30%.

The Villages of Brentwood have stayed strong in their sales this year. Closed sales are down 10% as of September 30th but of the 17 active listings 4 have financing or inspection contingencies and there are 2 pending. I predict that due to the pick up in First Time HomeBuyer sales starting in June that total sales will be up over 2008 in this neighborhood.

Bradford Hills continues to have good sales in 2009. The number of homes sold is just down 15% and the prices are down even less. Of the 23 homes sold this year, 11 were sold in the first 6 months and 12 in the following 3! There are currently 16 homes listed as active and one pending. Of the 16 active, 4 have inspection contingencies. First time home buyers are trying to get into these homes before the Tax Credit expires on November 30th of this year.

Home sales are just barely down in the Villages of Brentwood this year. Prices have also remained very close to their levels of 2008. The bigger difference that you'll see is that the smaller and thus lower priced homes are the ones selling right now. What that means is where you see the AVERAGE sales price is down from $181,230 to $168,818 which looks like a lot. The actual price per square foot is actually up a Dollar!

Closings for the first three months of 2009 are down 35% over 2008. But that's not ALL the news for this year. There are currently 236 pendings which is another 23%.
As the interest rates continue to remain low and first time Buyers start understanding how to use the $8000 tax credit, more and more inventory will be absorbed.
There are currently 2823 homes on the market. With only 664 closings in the first quarter of this year that would mean that there is just over a years worth of inventory. … (2 comments)
